    Tis a bit late but relevant.

    Banks want your business, everyone wants your business.

    Tell them you want a IP loan at House loan rates, They will play ball I worked for CBA for 8 years I know the ropes hit them up for the cheaper rates, if they wont play ball tell them your going to see Aussie Home Loans, they HATE that name and will give you lower rates to keep your business if you ask and are a high value client.

    At the end of the day a loan is a loan is a loan no matter what it’s for.

    I think everyone should by pass the banks all together they suck so bad.

    OK I understand the 6 year CGT exemption on PPOR becoming IP. Now what if you move out of your PPOR it becomes IP and the second house that was going to become an IP is now your PPOR. Move into the new intended IP and claim it as your PPOR everytime you buy a new place. Will you get 6 years CGT exemption on each proprty that has been your PPOR. then sell each IP before the 6 years is up and pay NO CGT.

    Tell me it couldn’t be this easy to avoid CGT.

    If it is so I will be moving every 6 months which is how often I’ll be buying.

    Real estates and used car salesmen have the same parents.

    I am goingto simply cut the RE out of teh entire equation, they are blood sucking parasites that screw you for as much as they can to boosttheir already undeserved over inflated commision.

    Go see the seller find out when the contract to sell expires then offer private sale.

    Real estates, yeah right UNreal estates they should be.

    Forgot when you go to auction tell no one your max bid it is a big conspiricy. I know of a RE agent that has his children attend auctions and instructs them to bid to 2K under the reserve.

    One was on auction squad he was the high bidder but under the reserve when it was passed in he took off. He didn’t want the place he was just there to push it to the sale price so the agent would get his commission. Of course you can’t proove this but it does happen, ALOT.

    Having just moved from SE Qld, the pprices there have gone stupid. 2 bed units were 160K now they’re 240K thats in 18 months. Houses on 800Sqm blocks 1km from the beach were 190K now 310K The growth has been fuelled by cashed up city folk relocating or retiring and having an open cheque book to buy what ever they want. My parebnts at Gosfard say the same. Everywhere on coastal fringe has gone up 100% over the past 2-3 years.

    My first time here so go easy.

    Reading thru your post I thought this sounded half decent, but the rental vacancy of 6 months sounded ominous. Why is it vacant and why for so long? Then you say it is housing commision area. MAJOR alarms.

    I lived in a beautiful area in a suburb of Lismore called Goonellabah close to schools shops transport sporting facillities. In a nutshell it was perfect. Then they put in housing commision around the corner. And now the place is a toilet. Even if you could renovate it is in an area that 99% of middle income families will avoid like the plaque. With H/C you have major social problems, theft alcohlism drugs family disputes and a major lack of respect to anyone that has $1 more than you.

    When looking at property the first question I ask is would I like to live here myself. If you wouldn’t why would someone else who can afford good money in rent every week.

    Housing commision don’t get closed down very often and it sounds as if it will always be housing commision. In theaory when using dollars and cents as a quide it is all rosy untill yet get no dollars and cents coming in.
