    End confusion go for positive cash flow. I think 20% deposit is better though.

    Hi Misty. Frustrating isn't it!

    I'd say as a general rule and in the guidelines of no advertising in the site. No. Because if you set an example lot's of people will follow and then the forum will become a little spammy.

    Domain.com and the likes exposes you to millions and investors here search their anyway. Doubt you'd be driving much traffic here. Though still i think it's the no advertising rule.

    Perhaps you could put it in your signature. "View my latest renovation property for sale". Everyone else advertises there services their.

    I imagine it would come down to how well the paint goes on smoothly and the consistency so that it drys smooth and shiny. You could consider prepping the area with masking tape, cleaning etc then hire a pro spray painter for an hour as those spray guns can be tricky to get right.

    I have not done tiles but just guessing this would be one way! I have restored wash troughs with a white goods tin spray can with mixed results a couple of runs but overall satisfied. Key is getting the film on as mentioned so no runs and drys shiny.

    Yep, exactly right and easy to overlook when you're juggling many other things. This reminds me of my first renovation where i knew there was no towel hanger. Leaving it but taking a mental note that i will install one.

    What was the first request of one of the tenants? Can i just have a little.. doesn't need to be flash… but just something that i can hang my towel on. I gave them a simple towel holder and they we're wrapped!

    I bought a cheap 10.50c per square mtr laminated flooring off eBay and had a 16 year old install it for $10 an hour. It's good enough for the old type of property and might put mats down on the center of the rooms to give a warmer look.

    This risk is that water can cause swelling to the joints that doesn't go away. But you can have the installer or yourself apply glue to stop water penetrating through the joiner cracks around wet areas. Let tenants know not to use sloppy mops etc.

    There is a series of property analysis and feasibility calculators for Residential Properties, Renovation and Development at http://forpropertyinvestors.com that run in online web sites and one for offline downloadable for both Mac and Windows users.

    Anyone that has a web browser can use them free and anyone that can read this has a browser!

    If anyone would like to contribute a spreadsheet then i can link it back to your site.

    As members we can all help to moderate the forum.

    As we browse around and discover something ‘spammy’, scroll to the offending post in question and press on the little red looking angry face (it’s a square looking button which appears to have two red eyes and an ‘A’ on it, “report abuse” button located on every reply at the lower far right hand corner and submit it.

    Either with your own comment to describe it, such as “spam post” or “i think this needs to be checked for advertising” etc. Or simply just submit one for that post thats spamming.

    A secret log is then collated with links back to the posts with advertising that only a moderator or administrator can read and action each one, once a MOD does the rounds.

    Of course all this is treated with respect to your anonymity and confidentially. So don’t be scared to “dob a spammer”.

    Most times a member will get to a spamming post before a MOD might find it and don’t report it and then it can take much longer to come across them because of so many threads a MOD must scan.

    Haha, i wanted to buy an Egyptian property once but once quizzing him never heard from him again. I so wanted to reserve a place to build that Pyramid to.

    They often do come in here as foreigners and think we are that gullible.

    Yes you do! I know you… I’ve emailed you before…. think hard.

    I also trust Richard and would like to collaborate with such as a moderator. It requires a helping hand and with working with him in the past as a member bought the forum up to a tidy state in recent months previously. As you know the ropes better then i do, i Vote 1 for Richard as a MOD as well.

    Thanks QLDS007, no… it’s not over till the fat lady sings. When the going gets tough the tough get going.

    Since being away i’ve had to tend to some issues on the ground here.

    Not sure i am going to be issued a MOD status with this new membership. I/we’ll have to ask the boss!

    Anyone want me to be a MOD again? We might have to petition in this thread to the big fella but for my two cents worth i have time to make amends to this forum now.
