<p>I bought and IP and it appears the bathtub was painted white previously.</p>
<p>Its all stripped back now revealing sanded back ghastly yellow and the tenant wants it repaired.</p>
<p>My question is I want to repair it and claim the deductions tax wise from it and not be a capital improvement.</p>
<p>Has anyone had experience in this?</p>

<p>But what if I live in the granny flat and rent out the house instead?</p>

<p>I&#039;ve been told I&#039;m good to go on the lending side cash wise.<br />
Just need the bank to value IP1&nbsp;to find out if i can access equity already.</p>
<p>I&#039;m not sure how others decide their budgets for their&nbsp;IPs<br />
Especially in a moving market</p>
