I bought and IP and it appears the bathtub was painted white previously.

Its all stripped back now revealing sanded back ghastly yellow and the tenant wants it repaired.

My question is I want to repair it and claim the deductions tax wise from it and not be a capital improvement.

I've been told I'm good to go on the lending side cash wise.
Just need the bank to value IP1 to find out if i can access equity already.

I'm not sure how others decide their budgets for their IPs
Especially in a moving market
