Prohibit any agent from acquiring any of the properties from the outset.Only put a few on the market , or once you've reached your financiers pre sales target- reduce available stockKeep the best off the market for yourselfAlways have the agency agreement open for review. Why not appoint two agents- don't let them be complacent
cu@thetop replied to the topic what would you do if a developer rings and asks to buy ? in the forum General Property 16 years, 3 months ago
Why not screw the developer? Squeeze him for the max-"You couldn't afford it Mr Developer – how much are you offering?""What's your best price?""Send your best offer to my solicitor"I agree- sit on the property and see what happens.

I don't know anything about Chan & Naylor except that I have only heard of them through this site. The scheme/scam you are describing is however all too common. Real successes are unlikely to be giving seminars etc- they are too busy making money. I know of one gentleman in Brisbane- his developments net him about 18% per annum (not counting…[Read more]

The banks don't like you getting too attached to one person because when they leave to startup their BOQ franchise they don't want all the customers following.

cu@thetop replied to the topic Looking for IP SAVVY broker/s in Melb willing to offer something (eg: Commission or Trade) for leads in the forum Finance 16 years, 4 months ago
Hi Richard. I have no problems with a broker being paid commission for obtaining a loan. My concern is where your lawyer/accountant or property agent/developer are getting a commission for referring business, in addition to their standard fees for their service- ie conveyance fees, sales commission etc.. This is the amount that I want to know if…[Read more]

Will you disclose the commissions to the borrower/client/referral ? Will you rebate them to the borrower/client/referral. In my line of work I encounter many people I could refer to brokers/lawyers/re agents etc. I never do for profit – my referrals, when given are to 2 or 3 people in the field who are honest and competent. They look after me but…[Read more]

cu@thetop replied to the topic Looking for Solicitor in Brisbane (conveyancing) in the forum Help Needed! 16 years, 5 months ago
Expect to pay more for one with a personality. A sale should be between 4-650 plus GST and outlays. Generally you get what you pay for. BTW what was the question?

cu@thetop replied to the topic solicitor in Queensland in the forum Legal & Accounting 16 years, 5 months ago
The guy I use runs a one man show out of a suburban office. Always looks at the contracts before they are signed and gives the special conditions to attach. Never charges for this even if three buys/offers fall over. Total legend fixed fee-15+yrs experience. Doesn't advertise -referral only. Cheap as chips-and drives a bomby old car. Never a…[Read more]
