    Cheers but this is all theory at the moment as we are still here in London. I am sure all the figures will be different closer to xmas as we know for sure what deposit we will have, what expenses we have, etc etc…

    How come you get the graveyard shift??? A piece of trivia for you, it is called the graveyard shift coz in the 19th century the med students used to rob the graves so they would have cadavas to work and learn off. They would have someone work the “graveyard shift” so as to stop ppl being stolen!! Pretty sick eh??

    Oh, ok, so does that mean it is best to wait until we have paid off more on the original loan so as to keep it at 80% LVR???

    The idea on our haouse it to also renovate it so the market value would be worth more. Could we then redraw the difference? Ie, bought at $150K now worth $180K after reno?? I dunno, I think I am just confusing myself now…

    I totally forgot about travel… I love travelling and experiencing the different cultures. EVen here in Uk is a totally different culture from home in Oz. THey value so many different things compared to us…

    Oh well… No place like home eh?

    Jason, the best way to ge tht answers to your questions is to browse this forum and read as many books as you can.

    Steve’s book is a great help but as is many others. Eg, Anita BEll’s books also VERY good and there are a tonne of other ones too. THose were the books we have considered our bibles as well as this forum.

    Don’t frett, time is on your side and it is best to investigate everything before you dive in. We are not even in the country but are doing heaps of research from here in London so that we will be ready when we get home at xmas.

    It’s all up to you to find the answers to your questions. I can tell you now, the answers are hard to find and we are still finding our answers too.

    Yeah, you get sick of reading about them. We have pretty much given up on reading newspapers and watching the news coz all you hear is that someone has been murdered or kidnapped or assulted or something. I mean, the day before my birthday (A couple of weeks ago) this girl was murdered a couple of streets away from where I was attending a party. Certainly gives you the heeby jeebies….

    we leave london on Xmas day. Can’t wait! YEah real estate is an absolute joke over here. You can get guzumped at the last minute and the sales always fall through. Ridiculous really.

    Certain aspects of london are nice, ie, history and old buildings and stuff, the actual culture is bullsh*t. Drugs, drugs and more drugs. Booze, drink till you spew your ring up and spend all your money. I mean, I don’t mind the occassionally excessive drinking session, but there are people here that do it every night of the week!!!

    So, it will be nice to get home. Totally different at home and I can’t wait to go to the beach!

    south London, Mitcham. A little dodgy but not too bad. IT’s ok for what we want. THe cheapest we could get really.

    I mean, we lived with 13 other people at one stage, and that was in a place that was basically hell on earth.

    Oh well, gotta live to learn.
    Went to a Crystal Palace match. Wasn’t too good. PAlace played like cr*p.

    Where are you in aus??

    Hi Sach,
    Ummmm…I always stick with the big T coz they are usually the ones who have the best coverage. Also as your bill goes up, the tarrif goes down. Even though they may seem expensive to start with, I have found them to be the most reliable through the remoter areas. (More in WA than the Eastern States).

    Anyway, that has been my experience, a good one, bad with all the other networks….

    How come there are no other teachers?? One of the biggest property developers over here in UK is a teacher and her teacher husband!!!

    THere is an easy way to sell your house privately, it is called FSBO.. Have a look at http://www.fsbo.com.au (I think)

    For a fixed price they give you the means to sell your house, including signage and flyers, but then the rest is up to you. It is something I would consider after reading about it on the website.

    I remember seeing something about it on a current affair or today tonight a couple of years ago. Anyway, looks interesting.

    Hareee, the thing you are promoting is a spread betting website which is not what this forum is for. This forum is to exchange positive PROPERTY investing strategies without making stupid mistakes like getting in on spread betting.

    For those unfamiliar with the spread betting concept, it is when you bet if the market will go up or down. Could be a way to make quick money but it is not an investing strategy that my husband or I would even consider. It is like going to the casino, but online. I wouldn’t touch it with a barge pole, but that is just me.

    We love Anita Bells books. We read her first book “Your mortgage and houw to pay it off in 5 years, by someone who did it in 3” and it was full of practical advice about budgeting and some simple solutions to problems that can pop up.

    As soon as we applied her budgeting scheme, we saved $20k in 6 months. Pretty bl*&dy good considering we were not being paid that well. We are still applying her principals today and probably will do until we get enough passive income for me to work part time!

    So, in my opinion, her books are almost like the bible. Simple and easy to read. And she uses layman words.

    Clarksonclan, depends on how much you want to spend.

    I mean, if you have a spare $200K that will get you somewhere on the outskirts of MOrley (My home suburb!!!) and outwards from there. ANything under $200K you really have to look at the outskirts possibly even towards the hills areas.

    Maybe let us know how much you wanna spend then we could give you more perspective.

    Tryst darling,
    ring the BElmont council and find out what the plans for zoning are in your area. It is the only way to be certain. There is not point buying something that MAY have its zoning changed…

    A friend of mine bought in Dianella assuming the zoning on her place would change from a duplex to triplex site but Stirling council changed their minds at the last moment. She is now, well… really cheesed off.

    Don’t let your investments go to chance. Be a good scout and be prepared and find out the information for yourself. Don’t trust a real estate agent, they just want the business..
