    I agree with the others. Kitchen, bathroom, paint and practicality. The only thing I would disagree with is what Anatasia said about polishing up the floor boards. Only do that if you are going to sell the house. Don’t bother about doing it if it for a rental.

    As much as it is very beautiful etc etc… think of the maintenance you will have when the boards are all scratched and crappy looking. Sure carpets will look shabby after a couple of years but they generally come up looking tonnes better after a steam clean. It is difficult to get massive great scratches out of floorboards.

    It gives you tips on everything about lighting, colour, flooring etc etc. BRILIANT! We bought the book coz we saw the series and it was fab.

    I am a cabinetmaker working in London as a carpenter. Getting as much experience as i can so i can get stuck into renovating when we get home. The ball and chain oops i mean wife[}:)] is a primary school teacher doing a bit of nanny work during the school hols.

    Yes Bazza there are. We will be buying in Bunbury (south of Perth) there are plenty of 11sec properties down there.

    oops, just remembered some more about guzumping, more so the correct definition is when the seller sells the house to someone then is offered more so they dump the original buyer for the higher offer. It is a crap way to work…

    If you think they are bad in Australia, the real estate agents are nothing compared to here in UK. The real estate system is not regulated here and there are some really dodgy workers that are ripping absolutely every buyer and seller off!

    A lot of my friends who have sold in the past year were guzumped at least three times before a proper settlement actually went through. Oh, for those not in the KNOW about guzumping, it is when the buyer pulls out at the last moment and loses their deposit. THe only problem is that half the time the seller never sees that deposit again.

    Just be glad we have certain regulations in Australia that can cover that sort of thing. I think the government here is trying to change it but then again, the government here is bl*&dy useless… DON’T get me started on the education system!!!!!!

    Grrr.. all worked up now..

    Yeah or just start our own… Well that’s sorta what hubby and I are gonna do. Thinking of doing up houses for a specific market and retirees maybe one of the markets we gonna look into…

    YEah, I agree. It frustrates me a lot that there is so much pressure about retirement and bizzo. The in-laws are still building and paying off their PPOR!! They were a little unlucky though. They moved from South Africa when they were early 40’s so that their children wouldn’t have to grow up in a prison type environment. My hubby is greatful now, but it has taken him a few years to see how much they sacrificed for him to get to Aus.

    Things ppl do for their kids. I wonder what I’ll do for my kids… Hee hee. what’s your family situation Alf?

    You right alf.
    Most have only got the house they live in with barely any savings at all. I look at my parents and they don’t have a great deal. THey are lucky enough to have two properties but the extra property is my dad’s superannuation!

    My mum has only gone back to the work force about 4-5 years ago, so she wont have a great deal saved either. Then again, if my parents ever need care, they are NOT going to go into one of those horrid homes!

    We shall see….

    Cameron, you have brought up a damn good topic that is very relevant to our futures. I don’t know about the rest of you, but I am considered a generation “X”er who is supposed to be the one generation that is not producing enough babies for the future.

    I heard a year or two in the government pipelines, they were thinking of giving incentives to young families to reproduce more children. THe incentives would be extra monetry help plus tax benefits. As I have been overseas for over a year now, I don’t know what has ahppened on that scene, but I can forsee that there is going to be a big problem house wise.

    Baby boomers want big houses on small plots with no real gardens, whereas the younger families want the space for their kids and are being forced further and further out of the cities.

    Finding a compromise is going to be difficult, especially seeing as teh baby boomers I think are going to be the most dependent on government support than any other generation. Houses will come back on the market, but because of recent trends, ppl are gonna want a million for them and there are not going to be the ppl to buy them!

    That’s my thoughts anyway. As I read back over it, it doesn’t really make sense, but hey, that’s me. I don’t make sense….

    Sometimes it is best to keep the same strand going as ppl tend to read the ones with several replies. Maybe post the same questions under amit’s cobar string and see if someone answers it.

    We had a big car loan/wedding to pay off and a massive credit card debt that had crept up on us over a couple of years. Took us 9 months to pay off $17000 of debt. BUt we are officially debt free now and are about $7300 + in savings!! Woohoo!! Not too far off a decent deposit, that is by the time we end up back home at xmas time.

    Yeah, reading rocked! Paul worships Metallica and hasn’t seen them for six years so that was brill for him, me? I liked this band called the Used. Check them out if you haven’t heard about them. THey were seriously cool and held the audience brilliantly.

    Ummm,
    According to my in-laws (and they may be biased coz they live there…) but Albany is up and coming at the moment. It has been proposed to make the ALbany, MT BArker area into the next MArgaret river area with all the vineyards poppin gup.

    For EG, in-laws bought their farm 20km away from Albanyf ro$120K (I think), the next door neighbours farm was sold for something near a million apparently. Mind you it was quite a bit bigger but the quality of the farm was excellent for vineyards etc, etc. So it sounds like they are on to a good thing there.

    As for the town. Well, there are a couple of houses that clear the 11 sec rule, but few and far between. Might be better for people that want to profit via renovations. Lots of old 50’s houses etc.

    Gee thanks guys for your input. It is wonderful to see everyone has multiple hobbies that can take their mind off property investing for a while.

    I thought I didn’t have many but I just remembered a few others, Music, yes I love going to see live bands and recently went to the HUGE Reading Concert here in UK with over 100,000 other people! I also worship the beach, trying to go swimming every day during summer. Being a teacher I am hoping I should be able to do that now!!! (Couldn’t when I worked in retail [:(])

    SAHC, Do you have a pool room for your memorabilia? “Darl, this is going to the pool room.” (AKA, the castle!!) [:D][:D][:D]!!! Ha ha ha!!
