    It is possible to have slightly positive cashflow but still claim a tax deduction, if you claim depreciation (and building tax, as Rod nicely highlighted).     Well to avoid paying $180k in tax, you would need to trade a massive amount of stock, this would use up a lot of your investment capital (not to mention time), which would otherwise be earning a good return.
