    people coming through and saying they love it doesnt mean much. people who are REALLY interested will find the smallest issues to whine about…..its a game of poker. plus the owner was there and people never say anything bad when the owner is there.

    Im gonna be brutally honest.

    first, street appeal is quite low. you should have rendered the front and resprayed the roof. the plants look enemic. either get the garden growing earlier or spend the extra on more established plants. I do however like tinted windows as a replacement for lace. the letterbox is uninspiring also.

    If I was a builder, I would be hiring myself out instead of doing reno work…….especially if the reno work is all taxed profit. yeah I know…..youre not registered…….but even on wages you would be better off than doing reno work. are you a foreigner?

    The limit for homeowners is $12,000. used to be $5000. its pretty hard to do $12,000 of structural work unless its an addition so I dont see why you would ever need to be an owner builder. things like gyprocking / tiling and even non-load-bearing walls dont need a builder and should be excluded.

    goprivate doesnt seem to do much for you….I listed my property on domain.com.au for $295, the other sites they give you are crap. and why pay $495 for settlement when most conveyancers charge $290?

    they are often more consistant and have a better finish than pine ones. seem to be equally hard wearing, though MDF hates water so be careful where its used.

    your post says to me that there are too many agents. I live on the Redcliffe peninsula in QLD, and there are about 40 agencies servicing a population of about 200,000.     My partner and I do it full time. Its no 9-5. we work 7 days and usually 10-12 hrs a day.

    5 renos a year? improbable. 2 at best. taxman will be looking hard if you are doing 5. I only do my PPoR so its CGT free.
