    I think that everyones situation is differant and YOU are the one that has to be happy with what you are doing. I have a commercial property which returns a +12.4% and another home that is neg geared. both these properties suit me at this present time. Keep in mind that not all of use will be “Steve McKnight’s”. But with proper planning & time we will make it in the end. Some poeple say I’m crazy for working any were between 60 to 90 odd hours a week.( Self Employed)But I have a plan, I will not have to work by the time I am 52. So by all means take adivce of others. If you can take just one idea from others that works then it has been time well spent.

    I’m with you Sheryl. I to think that the good old aution is a scam. I have been to a lot of them & it’s just amazing what kind of s#%t is pulled at them. If you stand back & watch you would be amazed at what typs of things you see. At one I went to i’m almost shore that the phone box behind me made a bid.

    I’m not shore if you know much about Junee. It does have some problems that the agents & banks will not tell you.

    Hi Eccles
    I just used a deposit bond to purhase an IP. It was simple just talk to your bank. Mine cost $135.00 through the NAB. You will need to check with the vendor or thier legal beagle if they except a deposit bond as some vendors like to have an early release of part or all of the deposit. And do not be pressured by the agent not to use a deposit bond. they somtimes like to invest the depsit and make some % on the short tearm money market.

    Hey xyzzy.
    It’s nice to see some other poeple think the same as I do.
    I live in one of those small towns near Wagga Wagga, I moved hear 13 years ago & the small farm I bought has increased in value by $300,000.00 + over that time. My bussiness in the same town has grown by 500% since 1997. There is no vacant rental homes & the town has shown steady growth over the past 13 years.
    Be advised that rural N.S.W. is doing very well even with the drought.
    Yes there are some down sides to being in a small town, but if I for one had of stayed planted in Sydney I would not had the opartunities that have come my way out here.

    Hi Azrael.
    Your right about not discounting the city altogether, there are some bargins to be had if you look.
    I would be interested to know, since you mentioned commercial properties. Has anyone found that most banks will only lend $ for commercial properties over 10 years. This ofcourse drematically decreasses the amount of properties that would otherwise be + cash flow.

    Please never use the word can’t. I do not believe in the word, you can allways find a way to do almost anything if you just keep looking & keep focused on your goals. You may not get what you want tomorrow but if you keep at it you will get there.[8D]
