    I would still try the uni web site you never know. News papers should work well if you make the propery sound inviting. Make shore you use some type of application form this often seperates the man from the boys.

    I like Kay belive that interest rates will move up but only by a small amount. But that may be all it takes to push some to the point of sale, for they may fear that the bubble has or is about to burst & thier place will drop in value.     Yes I do have the same property as sercurity on different loans. But you must remember that every ones finacial situation is not the same. My bank manager takes into account what I have done in the previous years, he knows that I will not invest in a dud. ( well at least I havent yet)

    In relation to loan costs i.e. establisment fees. I have a setup with the NAB in rural NSW, I pay then $350.00 per year this includes all ongoing charges i.e. check fees, establishment fees, 2 cards and a hole lot more. this is paid once a year and I can apply for as many loans I wish and there is no more cost.     One of the main problems is that most banks will only lend on commertial properties over 10 years.
    I have one that at the moment is O.K, But due to some changes it may fall into the -cashflow next year. ( but thats another story ). Have you checked with your bank on the term of the loan. You stated that “one of the shops is rented ”

    My wife uses salery sacrifice’s quit a few things on her wages & it saves her tax. From my limitted understanding of it, the payment’s are made of her gross wage. Therefore she is only tax on the remander. e.g. $70,000.00 gross per year.
    $20,000.00 payments.
    =$50,000.00 remander to be taxed.
