  • Hi Luke,I have just about to get all of problems sorted out. You know what I am taking about.Have had a MAJOR loss over in Texas due to the poor rehab.I was wondering if Chad is still in this "game" or if he got out after the problems that we had. Thanks for your time Luke.Take it easy.Regards,Cory.

  • Hi Guy's.Has anybody heard what Chad Simmons is doing these days?Regards,Cory.

  • Hello to all out there,If the above was all true we would have taken you up on your offers to fix the the large problems with the house. The problems that you offered to fix were very minor and wanted to have nothing to do with the property again.Things may have looked good at first but these did not last, we have had problems with the…[Read more]

  • Hi Richard,The house that I am taking about was brought through Chad Simons from Gr8 Real Estate Investments who lives in Berwick, Melbourne. I would be more that happy to send you a past email from him if you wish?As per Don's question "Has anyone been trading property in the US ie buying for short term then selling after a cosmetic renovation or…[Read more]

  • I hope that he does. I would like to get things in the open about the dealing that we have had with him and his company. There are alot of things that should be said about the house that he rehabed for me, and about the tradespeople that he uses.I see that his web site is of line, do you know why. I do.Regards,Cory.

  • Hi Guy'sI bought a property in Texas through Chad Simons from Melbourne. We have had nothing but trouble with this house. It was ment to be a flip but we did not get even close to what we were told the place was worth. We brought the house in March 2006 for a sum of US$ 40,000, Chad had it rehebed for US$25,000 and there was his fee of US$6,000. At…[Read more]

  • If this is for your place and have a stack of cash that you want to get rid of go the 2 pac doors.I have been in the shopfitting / cabinetmaking industry for around 20 years and found that 2 pac door are not a real good idea for a rental or a house that has kids running around as they can mark very easly and be a problem to match down the track…[Read more]

  • Hi Pete,                The first question I have for you is, can you lay bricks? If you can you could brick in the wall your self and then render over the top to make it look like it was never there.I think the easier way would be to frame up the hole and plaster over the top. Make sure that the plaster join is away from the hole incase there i…[Read more]

  • Hi Luke,WE are trying to off load this property ASAP but still have some work to do to fix up the problems that have been caused during the rehab. I have somebody over there taking care of that for me. I'm looking forward to getting the hell out of Texas and looking around back here.Chad goes to great lenght, they are not all the right ones. Us…[Read more]

  • Hi Luke,                All of the problems were caused by Chad Simons and his US partner when they did the rehab on my property and this has nothing to do with maintained/managed. Since the property was rehabed by the above parties about 18 months ago I have spent every cent in repairs to this bursted arse property. Around about $15,000. You ca…[Read more]

  • I bought through Chad Simons and now I need to sell up quickly as well.

  • Hi George,                    I would be sticking with a brick house over a timber house any day. Timber houses are a lot more work with the upkeep.Make sure you check the footing on the houses, it is always good to carry a billiard ball to check what the floor is like. You will pay more for a brick house but it will be worth it in the long run.Ho…[Read more]

  • Hi Janine,Just thought that I would drop you a line about your question. You should not render over a fake brick cladding, if there is any movement in the building the render will crack. This is only a matter of time before this happens and you will be left with something that you will regret to quite some time.Hope this is some help, good…[Read more]
