    I agree with Micky Jackson, Michael4, you need to chill out and actually read the topic before having a go at people.

    There is no need bite peoples head off, if you have nothing nice to say then dont say anything all.. I too hope you dont have kids!

    I just wanted to know where all these people are coming from with their 1st to 10th post telling us how wonderful Steve Seminars really are.

    I have a feeling the follow may actually be steve under different user names: homefree, markusj, Kid, etc.

    I find it alarming that all these postive responses come in when people are bagging the seminars but when he is making his millions you hear nothing!

    Wake up people and steve, use your own username!

    I know in Victoria Steel frames homes are useless because of the aroma of corrosion percentage in the air during a common summer afternoon which is approx half of what exists in Western Australia.

    The only way to get around this is to install 90 x 45 Unseasoned pine noggings @ 450 or 600CTS to the insulation batts to absorb the corrosion and prevent the attack of steel.

    It might be different in W.A. Call the manufacterer and mention the corrosion intake.

    I think you will find that this is a restrictive covernant that restricts where the building can be located on the allotment.

    I suggest that you contact your adjoining neighbours to discussany issues that may arise. Evenif you wish to mow the grass nothing that the title dimensions may not accuratly state where your barriers are located. This means that you might be mowing your neighbours lawn and vice versa.

    As a result, you will be required to take out protection works notice (form 6 & 7) in accordance with the VBR’s (Victorian Building Regulations).

    I have no doubt they give you ‘some’ good advice but have you used it to make money in the long run or did you go to the seminar? listen and then go home and not do a thing about it?

    That is my whole point – have people adopted these methods to make money? I highly doubt someone is going to give away all their secrets so you can make money and not them.

    Its about time mikejackson said something that everyone has been thinking for a long time… I completely agree that these ‘seminars’ are a waste of money and pitty the people that feel they will benefit from attending.

    I to doubt that Michael Yardney would be on this webiste if it did not generate a source of income…

    Seriously, think about it before you hand your money over for a advice that commonsense would tell you.

    How long is a piece of string mate? Your guess is as good as mine. It would be best to disucss the matter with local real estate agents, firstly without advising them of the planning approval for 8 units and see what they value you land at.

    Then spring it on them that you have a planning approval for 8 units also, see what the increases are and decide if it is profitable to go ahead with the construction works or sell the property with the relevant approvals.

    It may be vaible to discuss this matter with thebuildingsurveyor on this site to get an understanding of the building control and requirements. Usually having building approval documments also will increase value. Just ensure that your area is adeqaute for wind loading. Pay close attention to loading of plaster board as i have come unstuck in a recent development where i had 7mm plaster board installed when laoding requirements required 11mm.

    Be careful and consider everything.

    I could suggest a number of ways to increase your income but they are not legal – ha ha ha

    Speak with Mogage Man, he is nothing but a fountain of knowledge, follow his postings and ask as many questions as posible. The people here are really friedly and experienced. You will learn lots from just reading..

    But seriously, just scope your local area and try for a Cash Flor Positive IP, get your most out of the money.

    If you look hard enough out of the city, Cash Flow Positives homes still exist, espicially in commercial.

    If it were me, i would not claim anything as that money then is incorporated in your overall income which in some cases may take you into the next tax bracket.

    Accept cash and pay more of your morguage.. That way it reduces your intrest of your PPOR and becomes negative.

    Dr. X is right, you should also consider investing your existing property that is currently costing you nothing which in retutn ensures positive income.

    For examples, you sell your existing property for 200K, then buy 2 IP’s, rent them out for a combined of $275 approx. This would cover the all overheads, stamp duties, transfer fees, etc and give you enough money left over to purchase a cheese burgers meals [biggrin]

    I wouls suggest either way, you cannot run a loss. Sounds like everything is Cherri ripe from where i am sitting…. Well done and keep making smart investments…

    Dont listen to all these others, you have offered me advice that is very very important and has saved me huge sums of money.

    Suggesting locking my interest only loan in on a fixed interest rate of 8.97% with your company with a stroke of genius because as your expert advice suggested, the interest rates will soar very shortly and i will be save.
