    As far as stats go, I’d like to know typical development costs around Melbourne. Some real life examples also would be good.

    Does anyone know any developments planned for Springvale? I looked up the Dandenong council web site, but nothing mentioned about Springvale there.
    Any help would be very much appreciated.

    it has been a year since this thread was last replied to , so I wonder whether any of these ‘bad’ suburbs have improved over the year? Has anyone explored these areas?

    Have there been any upgrades in areas like Springvale? The reason I ask is that I have family who are moving there from Sydney. Any comments would be very much appreciated.

    Hi Bardon, Interesting comment about Batam. Have you got any links to listings or your friend who invested?

    I live in Singapore and would like to find out more. Also I heard Indian property is doubling every 3 years presently.

    Hey Amit, I just came across this thread. I was wondering whether you bought property in India and where? I have a friend who recently bought there. He was eduacated there and his friends who are still there are making truck loads on property.

    Did you find out about the negative gearing side? I would have thought you could not do it since the Aussie govt incentive in allowing neg gearing is to provide accommodation for Australians in Australia.

    Yes the house next door which only has three bedrooms and no garage sold for 380k 3 years ago, so thought this was a bit light. But anyway we’ve accepted. It is need of a new kitchen and bathroom. In fact it has two bathrooms and a 3rd toilet underneath the house in the workshop. It’s not right next to the M7 but the land size is around 600 sqm. It had no other offers for nearly a year. These guys raised their bid from 255k, so we’ve done OK.

    Derek, thanks for the explanation. Perhaps it is easier to skip over the development stage and buy in at the completed block stage. The strategy being to buy at wholesale and sell the units off individually at retail. I notice this is was what Steve McKnight did recently. Where do you start looking for these opportunieis? Do you ring around develeopers? Or do you start with the councils?

    Hi Derek, yes I would be interested in this club or ones like it, if it covered the WA – Perth area.

    I am particularly looking for a house in the suburbs of Perth. One with a granny flat would be ideal. Idea being to increase cash flow and have a place for my father, who is semi-retired but still wants to be closd to places where there is work (he is an electrician), to live in.

    Any ideas where to look would be helpful. I have found realestate.com not very user friendly as it has no KEYWORD search function.

    Hi Brady, where are districts 9, 10 and 11?

    As there are no real estate agents with shop windows in Singapore, where is the best place to look to find good deals on property? Are there some good web sites to look at?

    I have recently moved to Singapore and am getting a rental allowance of $2500/month and was thinking it better to put this money into a loan.

    The one problem with Investing in Sing prop. is the fact that the interest and depreciation is not tax deductible (as I understand it). But the investment is positively geared anyway when you consider the rental easily covers the interest. So I guess this isn’t really an issue.

    Interesting.
    I’m also an expat working in Singapore and recently refinanced and got extra loans with the commbank. It is deemed as third party banking which means I have to bother my broker every time I want to check up on admninistrative issues with the loan and there have been a lot of issues too. The latest one is that the loan was set up as a MAV package just last month, and not at the outset of the loan in Feb. In addition I never ever asked it to be set up as a MAV package, so I don’t why it has been done like this and I don’t know why it was done late if they say this is what I applied for (which I didn’t). I am still trying to get to the bottom of this.

    The main advice I would give PT is don’t settle a loan over Xmas time. It is a slow period and with the extra time you need to get documents couriered back and forth to you being o’seas, you may settle late and incur penalties, like I did. It was actually the bank’s dealy that caused the problem, but try telling the bank that!

    Thanks for the link positivecashflow. I tried it out but it appears you need a password to enter. How much does the course cost to do? I have done a similar course (with Hometrader) already, but would be willing to try another if it trully does work. Hometrader is certainly working in the bull market conditions, although prior to that it was only a little better than steady.[bonjour]

    If the rent is at market rates, I understand there is no problem. However where do you look up market rates, or are there no such ATO guidelines?

    MIL will take a unit or house. She is happy to settle down somewhere for many years to come, rather than renting form palce to place. I am treating this not only as her home, but an investment too. We are open to any suburbs that have an above average chance of returning decent cap growth in the longer term.
