Bridgebuff, yes that’s my understanding too. The part I am not sure about is how the 30% max limit is achieved when you use a trust. I know you can distribute the income to other family members or whoever you like, but some of those people may be in tax brackets higher than the 30%, so how is it that the 30% capping is achieved? I am confused as…[Read more]

Steve, what do you mean by the profit will be taxed but not subject to CGT?

Any profit is subject to a CGT, regardless of whether you set up a trust or a company, isn’t it? If you set up as a trust or company you simply limit the CGT to 30%.

PS. Got your book as a Xmas present yesterday. Will read it over the next 2 weeks whils I’m on Leave.

As far as stats go, I’d like to know typical development costs around Melbourne. Some real life examples also would be good.

    GrossR,

I was hoping you could send me the property development spreadsheet you mentioned. I’d like to review a potential property development site in Melbourne.

This thread is quite old now, so I hope you get this meesage soon!

    Thanks very much in advance.

Hi HSHAH, just came across this thread, and wondered how your story ended. Did you end up finding that property and which suburb did you choose?

  • Chief Wigam replied to the topic Melbourne suburbs with bad reputation in the forum Help Needed! 17 years, 9 months ago

Does anyone know any developments planned for Springvale? I looked up the Dandenong council web site, but nothing mentioned about Springvale there.
Any help would be very much appreciated.

    Westal

    Dandenong

    Doveton

    Parts of Cranbourne

    Parts of Endeavour Hills

    Springvale

it has been a year since this thread was last replied to , so I wonder whether any of these ‘bad’ suburbs have improved over the year? Has anyone explored these areas?

Have there been any upgrades in areas like Springvale? The reason I ask is that I have family who are moving there from Sydney. Any comments would be very much appreciated.

Hi Bardon, Interesting comment about Batam. Have you got any links to listings or your friend who invested?

I live in Singapore and would like to find out more. Also I heard Indian property is doubling every 3 years presently.

Hey Amit, I just came across this thread. I was wondering whether you bought property in India and where? I have a friend who recently bought there. He was eduacated there and his friends who are still there are making truck loads on property.

Did you find out about the negative gearing side? I would have thought you could not do it since the…[Read more]

    Thanks Dog Wash.
Yes the house next door which only has three bedrooms and no garage sold for 380k 3 years ago, so thought this was a bit light. But anyway we’ve accepted. It is need of a new kitchen and bathroom. In fact it has two bathrooms and a 3rd toilet underneath the house in the workshop. It’s not right next to the M7 but the land size is…[Read more]

Derek, thanks for the explanation. Perhaps it is easier to skip over the development stage and buy in at the completed block stage. The strategy being to buy at wholesale and sell the units off individually at retail. I notice this is was what Steve McKnight did recently. Where do you start looking for these opportunieis? Do you ring around…[Read more]

Hi Derek, yes I would be interested in this club or ones like it, if it covered the WA – Perth area.

I am particularly looking for a house in the suburbs of Perth. One with a granny flat would be ideal. Idea being to increase cash flow and have a place for my father, who is semi-retired but still wants to be closd to places where there is work…[Read more]

Hi Brady, where are districts 9, 10 and 11?

As there are no real estate agents with shop windows in Singapore, where is the best place to look to find good deals on property? Are there some good web sites to look at?

I have recently moved to Singapore and am getting a rental allowance of $2500/month and was thinking it better to put this money…[Read more]

    Mei,
    Interesting.
I’m also an expat working in Singapore and recently refinanced and got extra loans with the commbank. It is deemed as third party banking which means I have to bother my broker every time I want to check up on admninistrative issues with the loan and there have been a lot of issues too. The latest one is that the loan was set up…[Read more]

Thanks for the link positivecashflow. I tried it out but it appears you need a password to enter. How much does the course cost to do? I have done a similar course (with Hometrader) already, but would be willing to try another if it trully does work. Hometrader is certainly working in the bull market conditions, although prior to that it was only…[Read more]

    Thanks for the tips.

    Ajax,
If the rent is at market rates, I understand there is no problem. However where do you look up market rates, or are there no such ATO guidelines?

    Simon,

    Hi Sis,

Thanks for the link to the shares web site. Are you into technical analysis?

Which techniques do you employ? Does anyone on the web site read the GUPPY books? [blink]
