    Hi All

    Over the last 3 + months I have  been dealing with We Find Houses and have no hesitation in recommending Paul and his
    excellent team to anyone who needs that little impetus or hand holding to get them started on their property  journey.
    WFH can make it happen !

    Contrary to the previous posts, I have friends whose experience with Oz Invest has not been that great. They did not keep up to their rental guarantee.

    We too have had a similar problem with
    REIN (Real Estate Investors Network – Jim Downs, MD) based
    in Bligh St, Sydney. After about 18 months, they said they couldn’t
    hold on to their rental guarantee any more and yes, it was our first
    IP and we had neglected to check the fine print … so we were caught out.

    Today we hold a property bought through REIN in Oct 2002 which has negative equity of over $100,000 !

    So please get educated – do the necessary research before you
    go out and buy again. Once bitten, twice shy for me !

    I actually went to the Property Secrets seminar at Balmain last week and found it pretty good. Also went on one of their property tours on the weekend where they take you through different properties undergoing various stages of renovation.

    They are essentially a buyer’s agent who will go out and buy a property as per your budget at a fee of $5000, then they have a reno done on the property valued at about $40,000 and charge $5000 to
    manage the reno.

    They possibly have the banks eating out of their hands as they are able to get a value on the property which is at least $20,000 higher than the original cost of property + reno thus providing immediate equity.

    They seem to have been able to repeat this strategy quite successfully time and again.

    Most of their properties are bought out west of Sydney and are largely housing commission homes.

    I’d like to hear more from other forumites if they have any first hand experience about Property Secrets – Paul G (the owner) seems to know what he’s doing but I’m waiting and watching for now.

    Yes Richard, they claim to be financial planners with a twist towards property investment.

    They are based in Sydney

    Hi Wayne

    Know the feeling as we’re in a similar situation – having bought
    brand new in Hornsby 4 years ago and our rent is now down
    substantially over what the rental guarantee promised. And the
    difference between the rent and interest costs is prohibitive.

    Any other ideas of how we can turn our situation around.

    Thanks for sharing. Was very insightful and really highlighted
    what positive cashflow was all about (previously thought this
    was synonomous with positive gearing).

    Any idea when Margaret Lomas’ next session might be ?
