    A Million Dollars .. hmmmm .. I’d set up a trust fund with it and continue to buy property. (that would still count as having nothing to show for it wouldn’t it?)

    Just a wild thought as my parents are considering investing in a ‘lifestyle’ for themselves so figured I’d look into it as well from an investment point of view.

    I think I’ll just visit them in their new ‘lifestyle’.

    I asked my accountant about the trust thingy last night .. lots of different CGT advantages apply to a trust that dont apply to an individual and it should cost max of $2k to set it up through your solicitor I believe.

    Setting up a trust in the early part is the best tactic given that properties need to be sold (from you) and bought (by the trust) for full advantages.

    I manage an Aboriginal Youth Organisation but have done many things *s*

    [exhappy]qualified trawler skipper, deckie, cook, barmaid, bank teller, mother turned kid referree, hockey sideline supporter person … and I forget what else!

    All in all .. great character building stuff![shades2]

    Me – I love my job, respect many of my peers, and am gaining enormous pleasure from learning about these investment challenges.

    I expect that I will generate a very comfy lifestyle which will provide me with more options (be they financial, material or intangiable whims) than I have now.

    If I die tomorrow .. I’ll know I have done all I want to do .. (and more!)

    Hi .. I haven’t been around for a while either ..:)

    I manage an Aboriginal Youth Organisation
    have been in this position about 1.5 yrs but climbing the ladder + 2 yrs prior to that.

    One of my properties is furnished and I have had no issues at all.

    I think the trick is to choose your tenants carefully, do a complete inspection with photos and make sure the furniture actually looks nice so that they do respect it.

    An additional $40 a week makes me smile all the way to the bank!

    soooooooooooo … if money is the root of all evil .. and those of us who achieve our desired wealth status incorporate helping those in need with our ‘money’ .. how can that be evil?

    With a distant completion date of mid 2007 …seems plenty of time for a lot of ‘wot if’s’ to occur in the meanwhile….

    Might be a nice little gamble .. but if you want a flutter, ya may as well go to the track and know your fate immediately, don’t you think?

    Friends of mine have an old church which they’ve decked out with a mezzanine floor for the bedrooms to take the advantage of the high ceilings and it looks fabulous. Your imagination is your only limitation.[:D]

    As for costs … wouldn’t have a clue. Can you ask a builder for a guestimate before you make a decision?

    I found this Lazy Budget many yrs ago and always use it as a quick cross reference to see how things are tracking.

    10% Pay yourself
    25% Housing
    20% Food & Drink
    10% Transportation
    15% Debt
    5 % Recreation & Vacations
    5 % Healthcare
    10% Everything Else

    I use an Excel spreadsheet which auto-cals monthly/annual figures and is easy to customise to your own personal income/expenditure lines.

    Am happy to email a copy (blank [:D]) to anyone who wants a simple straightforward budget tool.

    As for accounting – I use Quickbooks and set it up by allocating each property or investment to a ‘class’ which gives me the option to print P & L for each investment as well as an overall P & L + Balance Sheet. QB is easy to use and I’m happy to standby with advice for software use.
