If your tenant loves cooking and the stove is very important to him, maybe you can -if he wants to- let him choose the stove, just tell him what price range to look at. If he loves the stove he might want to stay for years!
Perhaps from there the PM can take over and order it and have it installed.

I understand the point Pisces and Yack are making. I agree that, in most, if not all, cases it is a bad idea to mix with tenants.
I am not planning to get involved with the tenants personally. I live about 6 hours away from the propery, anyway.

Are you sure other properties like yours in the same area have sold for this amount recently?

I am really happy with my tenants, even though I don’t know them personally, so I will give them a pressie.

According to my PM they’re looking after the garden very well, looks good. My PM goes past the property every day because she happens to live in the same street.

Of course, the PM is getting a nice present as well.
