    For example, he argued until he was blue in the face one night that if you insure your $200K house for $100K and it burns down, the insurance company will pay out the full $100K.

    That concept of insurance must be an oldies thing [ohno] as my father in law thinks the same way. I also tried to get him to understand thats not how it works. Still he has his $300k house insured fro $40k.[ohno]

    I would check out the crime stats, have they fallen. not sure where eing the local police station and ask about the street and surrounding streets

    Check with the local REA in the area re types of tenants.

    Hi all

    My first reno settled friday (show me the money!!!) , I settle my next purchase 4/11 hope to have it reno’ed and back on the market jan 07. My third one (which was actually purchased 1st , had a long settlement) it has a tenant and I will reno it march / april next year (holding this one at least 12 month, to reduce tax)

    I started buying, reno ,selling apartments in May 06 so I am very active, by the way I am in Perth. There was a very good write up on apartments in todays paper.[biggrin]

    I say a little of all above.

    All of life is speculation!

    We are planning our retirement, but will we live that long!

    Hubbies long time friend was the fellow that died in Bali 4 weeks ago surfing. He was out surfing, paddlesd into his other mates, walked out of the water and dropped dead – he was 44yrs. The austopsy said secondary drowning – sea water in the lungs – must have been dumped whilst out there.

    So we buy property / shares etc but we could get dumped.

    Or Jericho!!

    I am sure that’s how It would look on paper when I do my Tax and more like yours when I am after more finance.

    Bank valuations are worthless. The fact that they’ll lend against a particular value does not guarantee that somebody will be prepared to pay that price next week,

    As you stated above the value is not set until you have a buyer.

    Hi Kermit

    I would go for the 50sqm, the other is too small.

    The problem with finance for properties under 50sqm kicks in when you need to borrow more that the 80%, it has to do with the insurance.

    If you need to borrow more than the 80%, B4 you sign anything check with your bank / broker etc whether the insurance will knock it back because of the size. Some will, some won’t.

    Hi all

    The more I put this in writting the more I like them as a business, but I do not want to work full time and on weekends, thats why I do what I do now. Anyway..

    I agree definitely needs GLASS partitioning, so you can still see them ans a GOOD cafe.

    other suggestions

    – parties – offer 2-3 different packages
    – some by age, some buy what you get ie +/- lollie bags/party hats, hot / cold foods etc.

    – They usually run 7 days a week so, have a partner or hire supervisor, so you are not there all the time

    – I liked one of them because they hire some disabled staff, to clear and serve table.
    (I guess there is some type of gov’t assistance to )

    – set up some type of structured play sessions and approach schools re excusions, this one would suit gym style set up.

    Oh the gym one had 17-18yr olds doing tricks on the quipment and they had a camera / monitor on the long trampoline so the kids could watch them selves as they did tricks on it and a bubble machine.

    – the gym one had a seperate room with video games etc for the older child 10-15yr after that age they would come with mum/dad

    as I said B4 there are so many options with this one. I could go on and on.

    Hi all

    My 2c worth, my hubby’s X has a business helping people with their business plans. She has no training (not even a 6 weeks TAFE course) and 2 failed businesses under her belt!!!! Beats me what GOOD advise she can give?

    So, I suggest if you are looking for a FP that you make sure they are registered and have the relevant schooling. I have worked with many Accountants some are really good, some are good, some are average, some are bad.

    go armed with a little info and test them. Also, you could check whether they only deal with a certain range of products or if they look else where, outside the box etc.

    Hi John

    I know there is no ultimate way of protecting your self against litigation, one frim I did the books for, is one the the top legal firms in Perth and I’ve seen him work!! need I say more?

    We are in a position (by our standards and goals) were we do not have to take risks or only take little risks and keep in our (hubby’s) comfort zone.

    What I can do though is keep my PPOR at arms length.

    Be in a positions were the properties I buy cover the loans and not the PPOR unless of course it’s a really good deal (and I can talk Hubby into it)

    I am the bookkeeper here, so here is the correct math.

    purchase 2 x 250k = assets 500 with a debt of 2 x 250 = 500
    sell one at 500 k assets now equals 1 x 250 with a debt of 0 purchase 1 at 500 assets now equals 750 with a debt of 500

    end result 2 houses worth 750k with a debt of 500k better off by 250k

    Hi all

    I am In Bullcreek, WA

    The one I went to yesturday is called Tropical Twist.

    It has a large play area and a cafe, The play area has equipment similiar to Macdonalds, but a lot more. ball pits to play in, slides, lots of stuff to climb / slide / run etc. and a seperate toddler area.

    The cafe has tables and chairs and is seperated from the play area by a glass wall so mum etc can chat / coffee / cake and still keep an eye on the kids.

    It has party rooms and they do packages, which include, room hire/ food / lollie bags / bithday cake / invitations. They include helpers and the helpers arrange games etc. parties are usually 2 hours.

    They have just opened the cafe as a restuarant at night, they have nights that are table service and nights that are buffet, and the kids can play. This one you can go any time regardless of childs age

    It is 10min drive from me.
    Another one called Jungle Gym also 10min from me, is set up more along the lines of a gym. The whole floor is gym mats and they have trampolines, balance beams, big foam pits etc.

    This one runs session based on age, so really little ones are not competing with the older ones. and they do a 2-3 hr session onfriday nights for kids 5 or 6 to 12yrs, were you can leave them and go for dinner etc.

    there are others a little further away, bigger and small. I have been to all of them as everyone uses them for parties now, hardly every go to a kids party at some ones house now. and they are packed during school holidays.

    they all have different themes and set ups.

    Check your phone book see if any around and go check them out, talk to the mums see what they like/dislike about the one they are at.

    Sorry ,I am In between projects and it’s school holidays, all I’m doing is watching Kids shows, going to kid play centres and cleaning. [baaa]

    Tell me what affect do you guys think, things like mobile phones, internet , foxtel etc has done to the average families budget?

    Hi all

    I have used the bank because all our other loans / buisness files p & l’s etc are already with them, and I needed to make it simple for hubby, he’s not real good with debt. I love it ! I have been a senior bookkeeper for 26 yrs and totally love spending some one elses money.

    Hubby and I have many strings to our bow that I didnot have enough room to accomodate everything on the application form, I hope to have the trust stand alone to make things a little less complicated. I guess, I will find out if this is so, when I use the trust to get a loan, at the mo I get the loan and lend it to the Trust.[blush2]

    As I build up capital & or equity I will move away from the Bank and move my LOC from our PPOR. to lessen risk.[biggrin]

    Hi all

    Bunnings have paint with the anti mould in it, it’s not that much more expensive tha dulux mid range.

    variation – if you come across a painter in Perth called Hanson and he is asian run a mile. even though his cutting in is good, he takes ages, some of the other tradies told me he was a sleep in his car most of the time, he took 21 days to paint my house!! and I do not think he did all the sanding, the 2-3 coats he said he would do, and when the afternoon sun comes in the front door I have about 12 long runs coming down from the art recess. AND he loves spending all his time telling you how good he is.

    Hi all

    There is a forum on this site where a painter is offering free advice.

    I used a exterior texture paint on interior face brick using a long pile roller ask at a trade paint centre. also if you have ABN they will sell to you at trade price and let you do the courses on any new type of paints. My mun is in melb me perth, she told me she had a new paint that will go over anything, its thick though. I do not know what it is called.

    Failing this there is a product called ESP (there are other will be in the same spot at the hardware store) that you brush on leave 5 min and wipe off, It will then allow you to paint over anything enamel / glass / metal / tiles etc

    Hope you find something.

    Hi Munno

    Try the council again, stress safety / privacy etc, maybe compromise high at rear sides of house, lower at front?
    When I asked our council re fencing height they looked a
    t me like they didnot know what I was talking about and said what ever and I did not need a permit, but they spoted on my backyard plans where I was going to put a cubby house and said if it is taller than the fence I needed council permission, go figure?

    You should be able to get a pamplet from where you buy it or their web site. I watched the guys install ours, it was just holes for the posts and the panel slide in the channel a few screws or tivots can not remember which and it was done!

    Do you have Stratco hardware there, they defintly sell it with DIY instructions. The Reno bros advertise it on TV ” happy neighbour fencing” check their web site.

    We have R-codes (residential building codes WA) in WA, which sets out all the info re this.

    Do the other states have these? or similiar?

    put “building codes nsw” in search and see what comes up.
