    You forgot to add solicitors fees, purchase costs etc. What is the FINAL (all up) price of purchase? You need to know ALL the costs so as to be able to ascertain if it is a worthwhile investment.     Depends where you want to live. If prices are high it can put a halt on saving ror your next purchase. If rents are low (ie low yield) then buying an IP first would get you further quicker.     I disagree.Agents aren't stupid (well most of them). They know people will be looking at development potential. Don't stuff around. If you can see it there will be others.Did the advertisement mention development? If so there's no secret. That's how they are marketing it.
