    Hi Rachel
    SDG3 does not have a website. It is just a group of individuals with like minded investment philosophies. It started just as people are trying to start, at this topic.
    Sydney Discusssion Group and it is the 3rd meeting.
    SDG3 Petersham RSL 4pm Sunday.

    The way I see it is that the interest will come off your income from the property as a legitimate deduction . eg Year income 10,000k interest say 6720k balance 3280k (also claimable is other outgoings and maybe depreciation ??,However if the property is positive, then you will be in front income wise .

    Greetings All,
    It now seems that the agenda is pretty well taken care of for Sunday.
    Perhaps we could start with our general discussion and questions/intro’s etc at 4pm and then :
    Roy has some info,
    Lawrence has arranged for Chris White to come at 4 and to talk at 5pm for approx 1/2 hr answer questions and they also may be able to give us direction in our meetings format, and where we are going investment-wise.

    Chris White is with the Mint Group (Property investors and Developers). Yes , you are right —it does not mean much to me either at this stage but hopefully it will be interesting.

    Greetings All,
    I am having no luck in organising any specific topic/s presenter/s for this weekend.
    Perhaps Roy could bring the starter kit he has in mind , and other things that we are using in our investing and we can go from there.
    I believe I will have some information on trust etc for perusal. And if Andrew makes it , he has some info also.
    I know that grossrealisation is always keen to help and offer advice on a myriad of subjects to do with property. I am sure we will fill the time and enjoy.
    If you have something in mind then please bring your questions along, we ‘ll throw them in a hat and see who can answer what or at least help.
    On the down side I have asked several people from various fields of investing, but cannot even get an answer in most cases.
    Toni89, how important is the numbers for the club to know because it may be a hard thing to estimate. I think the more the merrier and always good to meet new faces.

    I think the best one is when the person on the other end of the line doing the telemarketing is not a person at all— and the machine asks you to “hold on for a very important call” OR, after initiating the call they tell you all the operators are busy now if you could just “hold on pls because this call is important to you”
    YEAH RIGHT!!!

    Munno, we best not turn this topic into our own little item. However I was only joking, no really. There is still opportunities out there and you may realise that there is enough for all.
    For your own sake , do not make the mistake of thinking that because there is no deals on the Realestate.com etc that there is none out there.
    If you drive to the country using the realestate sites as a guide on pricing and rents(returns) you will soon get a feel for max rents payable regardless of the purchase price.

    Also when you are out there you will see that not all agents in their towns use the internet for any thing other than their own site.
    This means that unless you know what their site os called in which town, you will never see the info on the generic websites.
    I hope I am not tellin you how to “suck eggs” but other posters feel they have missed the boat because they cannot find deals on the generic sites.

    Hi chordq, Parking at Petersham is no trouble.
    Just come along and meet and greet.
    Some of the suggestions for spruikers, speakers or whatever ahs not fallen on deaf ears. Just having trouble finding people of GOOD knopwledge who will caome along or in that case will even return my emails requesting their attendance. Maybe if they read this they will not be so scared and volunteer.
    Toni89 has arranged the venue and says there is a white board available.
    I still have some “irons in the fire” for the days presenters, so will see what eventuates this coming week . However if somebody knows that a knowledgeable person will come for sure—organise it and give me an email to [email protected]

    Mobile Mortgage reply seems fairly accurate.

    BUT I would humbly request you stay out of country NSW. I am having too much fun out there and am trying to keep it all very hush hush.

    Hi jtw,
    Had underpinning work done at Ashbury NSW and the cost was $10000. $70 k for underpinning seems a bl**dy lot of money.
    Borrowing the full 500k will cost you $647per week for interest (I.O), maybe $38/39 for rates, Agent comm=abt $69, (Check for water and sewerage xtras) but interest,rates, comm= $754/week. What do you think of those numbers??? You do the sums.!!
    Get the price down or rents up,or both, negotiate the comm, and have the repairs included in the purchase price to aim for better return, maybe.

    Got to add my excessive and severe weight to the thoughts about this topic in respect of the siting of the forum and the accessability-or lack of- to the topics.
    I realise that it is the owners perogative where to put the forum but having at the top says that in their eyes , it is the most important, Ahhhh but us little minnows in the large investment pool know better , don’t we ??? Well don’t we ????
    We will not be flushed out with the dishwater, NO SIREE!!! Not Us . So lets all open up our windows and shout out to everyone that “we are sick of it and we are not going to take it anymore”

    I believe it is calculated on 50% only of the nett gain if you have the property for longer than 12 months.
    Also there has been extensive talk on this subject and you can do a search using the “search” under “forum boards” at the left of this page.

    Hi zeallous and all others interested, There is NO WAY -No WAY–we want this to become a “little click” of investors.
    We are all just ordinary people with a common interest. PLEASE come along if you can and you’ll be made welcome. We are still feeling our way at the present and having a different agenda each time we meet. Fairly relaxed and friendly—SOOOO—would be great to see you there .

    This was by no means an attack on novices at all—I am one — But I feel we have to pick an area . And then hit it face to face!
    Depending on what you want to achieve will govern where you invest.!!!
    We were after cash income for some years down the track and therefore invested that way.
    Cannot get cash flow positive in the city as well or should say as easily!!
    On the other hand we may only get capital growth equivalent to CPI. If we buy cash positive now attractive to us then CPI increases will make it just as attractive to the purchaser from us. Hope this makes sense. Cheers for now Len

    Thoroughly moisten the area (if you are able to use the hose) may be a way to reduce or eliminate dust particles. After all it is used when cutting bricks etc for the same reason!
