    We have had Guinea Pig pee on floor and had to replace carpet. —- intended to anyway.
    If you intend to relay carpet, then after time as you clean and disinfect the floor boards , and whilst you renovate and before laying carpet–the smell will go .
    Trust me –I work for the governemnt –would we lie to you ????

    Hi elka ,
    thank you for that –but —what if they trace the call and send someone around to search under the bed and in the fridge etc ????
    Who knows what they may find !!!
    But that is a good idea and I don’t know why I did not do it.

    There is a way Gentlemen but the inquirer has to be over 55 !!
    Albeit not using the funds for deposit but just using the funds and salary sacrificing—if jae is not over fifty then I will not go into details —suffice to say it is totally legal.
    Am looking at the very idea myself and have the info I needed, now just to decide if I want to take advantage of the deal !!

    It may depend on your age at present.
    If over 55 and working or not, you may be able to do something as I am looking at just this, but not to fund more properties.

    Well, here we go again with another doomsday post!!!!
    And watch all the doomsdayers jump on this one –they will love it to tell us how so very bad things will become and woe is me!!!

    Have not you people heard of the “self fulfilling “effect???
    I know that it was just a question and hey I did open the topic to read , but GEEZ Lousie —How can suggestions from posters be of any help to others when we are all unique , both in our selves and in our investing lives.

    Why is it that people always see the negative in everything they look at in their lives.

    Can we not just know that it may come and may affect a lot of people,— but for heaven sake , has there not been enough warning that here may be a shake-up and did we not arrange our affirs –to cover the “just in fact “factor, for our unique situation.

    Just keep working for that little bit longer and ride it out.

    Greetings all,
    Admittedly foundation, that was a fairly broad statement that wealth4life has made but hopefully wealth4life chooses who he makes the satement to, and with using superannuation payouts at the end of his working life , a man may be able to pay off existing property debt, As to having more than you will need, dunno about that one but here is scenario for the forum!!!

    If I was to post that I could provide a property with a selling price of $190k and a gross income of $380/week -: Rates are about $2000 per year and in a town of about 9000 people.??
    Would the property be snapped up???? What a great scenario for Steve’s 11 second rule!
    When you buy these opportunities why worry about “booms” etc???

    It is not for sale at this stage , but this is a property that we just settled (“Jan 06) on for $150k plus legals and is a house divided into 3 flats with 3 more flats built on the back and council approved as 6 flat complex.
    Only one was tenanted at 85/week. We took a gamble on the need for single bedroom accommodation in this town !!
    We have spent approx $3000 building fees and maybe $3000 more when we have to repair water pipes (which we knew about)

    But as at today we have rented 4 (that is the 4 we spent money on ) for a total of $380 /week with one of the tenants caring for the lawn.
    So already this is a good return and there is more (no not steak knives)
    We have 2 more flats to reno and an achievable return of a further $180/week. (Maybe spending another $4000)
    That will be a gross return of $560/week for outlay of $168k .
    My point???? Well I am not sure myself and this is not boast


    (although I do feel somewhat vindicated for taking the gamble in the first place) It is also 2 blocks from the main street and 1012m. But , rather it is just a roundabout, snide comment on the negativity that is forthcoming in some of these forums and the constant stream of people looking for “deals” at their computer desk and not getting off their bums and looking harder .
    This is a town about 7 hours drive away form our PPOR but there is a saying “The harder you work the luckier you get”!
    BTW we are 58 years old and still working but still not sure if we will “have more than we need” at retirement.
    Again —“What is his point ????” Dunno really and in fact —Sorry if I bored you and maybe I should have just not posted anything but hey, I wrote all this so may as well send it.

    Make haste slowly!!!

    There is a ” offer template ” available if you want it and I would not make a verbal offer and probably not whilst still in the office unless I was so certain that it was what I wanted.

    Keep asking questionson this forum!!! I know you will get heaps of ideas and then you can take the suggestion that you feel is right for you.

    Whilst I cannot offer any advice ,–I can only concur that there will always be a good side to any situation–sometimes we just cannot see it—at our time of need, so hang in there and good luck.

    I JUST HAVE TO SAY how amazing some of you guys are.
    I know that it is not only on this forum but always and accross the board , that whtever people get involved in , there is always someone to lend a hand in times of trouble or anguish.
    FREELY, ( I might add—)so to all those who have offered assistance—A BLOODY GOOD SHOW.

    Hi tamtam, and congrats to aliandmike, for picking up so quickly on what this whole topic is about.!!! When you said “the one we bought hadn’t even been advertised yet”. you hit the nail on the head.!!
    So would you not agree that you have to be out there to find the deals.
    Good luck to you and good luck to tamtam , especially if he/she accepts this advice /criticism the way it is intended.
    We also live in Sydney but our buying is not limited to that area, and where we buy suits us!! All cash positive even after full funding by bank.
    We have all been there and we still are .

    Geez,
    You two members (Gross and Dazzling) of the your own little mutual admiration society have to be more calm when being critical of people looking for C.P. properties.

    You should also realise that if it is not on the net, —then lets face it —it is just not available.!!!! You have given us some samples ,sure , but they were the only ones left on the internet and now you have taken them!!! You both should be ashamed !!!!

    Besides, if the people looking for C.P. properties cannot look past the net,—does that not leave more for those that want to go the extra hard yards ???

    Maybe doing a search in these forums would give tamtam the answers he is looking for , BUT then again tamtam may just cop more grief. By still not managing to find any C.P. properties.
    Maybe also , tamtam , you should stop looking for properties, per se, and start looking more for problems and then solving those problems.

    Hi Bec,
    My experience is that there is varying quality in this sort of product,
    one is based on a type of masonite backing and a bugger if you break the shiny surface to the water.
    However the other product which I can find if you want the name is a better quality. I think a Bunnings guy told me about it anyway so maybe further inquiries there to the right person may be beneficial.
    When I used it I had un-straight walls and out of square corners and did not want to remove the existing wall , so before I put the first sheet onto the furthest wall and worked toward the screen I placed and glued some aluminium corner down the entire first sheet ,each side, and bonded it to the sheet. Letting it set entirely. This gave me a straight ege on the extremities and a corner on which to glue the next sheet .
    Really just a flat “u”shape when the sheet was on the floor.
    The aluminium corner also stopped water leaking into the “old” existing corner. Any variances in the old wall were taken care of with no more nails etc and the side new sheets were also glued onto the old wall and up against the alumiium corner . Perhaps looking from the top, I had a 3 sided waterproof envelope inside an old wall. On the bottom I put a flat “s” type strip under the new wall and lapped it over the bottom row of tiles so the water would run down the wall and down the outside of the tile.
    I had to put new tiles on the floor and could not remove the old so I ground them to make a rough surface and retiled over the top after waterproofing all the corners before I did any additions,( I might add). I then used a white silicone to finish off the joints and need not have been too critical because if water did get thru it would only run down the inside of the alumiium corner.
    Sorry if this is long and others may be critical of something I have done but at least it will get them talking.And it worked for me.

    Maybe you shouldn’t feel uncomfortable viewing your property and I believe most tenants expect this to happen.
    Really why should you not check on your investment????
    But maybe you could feel better about it if you explained to them that you are also making sure there is no problem on their side or some minor details that need seeing to and how you could improve it for them. Easier to fix small problems before they become large. I think if you provide plent y of notice there will be no problem and they would only have a problem if they are not looking after the place.     Geez Louise,The way some people carry on—-I do not see what the fuss is about, It seems and sounds like really cheap money to me.
    And lets face it –arent we all after cheap money, As long as it in a stable economy and therefore in Aussie Dollar–can there really be problem???

    Yes Roy , Very interesting and thought provoking only to realise I have probably done some silly things that cannot be undone.

    On anaother note , did you suggest a Buyer’s Agent for our end of February meeting . if so is it still a goer???

    To whom it may concern,

    My unreserved apologies if you rocked up to Petersham last evening only to be told that they had no record of a meeting for our group at that venue.
    It was absolutely my fault and I trust you will give the group another try, when I can assure youthe club will know about it.
    I believe it will be the last Sunday of each month at 4pm at Petersham RSL.

    I believ for the December 31st just passed there is no thresh-hold, therefore land tax is on amount from $0 but it is of course on the Valuer General’s value -not the price of the land or whatever and I think about 0.4%. No doubt someone will correct me if I am wrong.

    Just to keep this up there— I find the forum gets quiet over the weekends .
