    I would do some hard thinking b4 you actually go ahead with a wrap…

    If your Wrapper wants to refinance out and pay you off you will probably come up against the same problem on of my wrappers is comming up against at the moment..
    Although the value of the property has increased by around 80% the banks with only refinance on the contract value and because of it’s position ie. Rural, They will only give him a 70% LVR and therefore not enough to pay out our contract.

    After looking at the benefits and then comparing them with the now known problems with refinancing out I would say that wraps are not such a good idea.. Sure we may have an ok income from a wrap and I mean ok not great around 9%. this only covers the interest by only 2% and we have absolutely no benefits of capital growth on it either, therefore no leverage other than a little serviceabilty. To top this we have around $40k tied up in it and at the moment no out..
    For an income stream I am now looking at some thing a little more liquid but with the ability of capital growth and leverage thrown in too.

    I’ve found something thats paying 15% on my money.(sharing in property development profits) So if it’s income you want and you want to be able to use the leverage. These guy’s have a few options to look at.. I’d check em out b4 you do anything http://www.kaizengroup.com.au
    Btw I have 8 other property that I have purchased over the last 3 years (2 years at only $30k income) so I have a little experience of the power of leverage..

    And every other mortgage broker etc that post in these forums saying, get in touch with us if you want help etc etc… Putting this all into perspective you mush admit that there is a hell of alot of “unpaid Advertising” on here b4 My so called advertisement..

    You have clearly exerted control.

    I merely pointed out an opportunity that I believe people on this board would have been interested in, that why I joined this board..

    What is the problem with presenting a proprty investment opportunity so that interested parties may have the chance to check it out??

    Examples r posted by people all the time… You have removed my example.

    I’m on that website too.

    I have just bought with my brother a large block of land which now has 230 or so DA approved blocks..

    Couldn’t have done it without yourproject.com.au either…

    If your interested in commericial developement or similar, I am going to have 2 commercial blocks soon for JV.. Let’s talk…

    If your talking about being Buying a really big boat, an Aston Martin DB9 and spending as much time as you like with your family whenever you like???

    Then thats what I’ll be doing next year, Ocassionally organising the next Development..

    Ah the life that I have wanted ever since I started work..

    I will be Retiring next year at 34.. I order my DB9 in May and the Rivierra in June..

    Who wants to come and party in the whitsundays??

    My brother and I were at the Brisbane seminar in November and met a few of you that are here on the forum..

    About a month b4 we attended I discovered a really cool website on Developement by a developer in Brisbane.

    I did have to pay for subscription, $279. But I pay $350 for an hour of my Solicitors time so I gave it a go.. BTW other than being a subscriber I have no affiliation with this website or company at all.

    I have to say that for the novice developer, or the wanna be developer this site is great..

    So anyway, after going to the Bribane seminar we sat down and thought about our direction..

    Me having 8 properties at the time and my brother 6. All of them +ve geared enough to bring in $50 – $300 perwk profit and also over 30% avrg equity in each property.
    Wrapping and renting is what our folios consisted of both commercial and residential and a couple of flips. All well and good you might say total value of around 6mil..

    Well we’re both pretty lazy at heart and have a goal to stop working by necessity and enjoy our families. Me having a wife and a 3 month old boy and my Brother his wife and 2 kids.
    So looking at what we had, we came to the conclusion that what we were doing amounted to spending lot’s to make play money.

    So after a few months and learning more about the development side of things we decided to jump in.

    The first one we looked at was a win win for a wrappee of our’s and my brother (I had already put the investment in and I just wanted him on my team for his expertise in project managin).

    Our first and only wrappee at present, bought on acreage and being a war pensioner has no chance of getting refinancing from the banking institutions. So we made a deal to develop the acreage that he is on.
    We come out of it with a tidy profit and he comes out of it with a fully paid down house and 5 acres.

    This is currently going through the preliminary stages of planning and approval from the local council. So were are looking forward to finalising this in the not so distant future.
    This will be a subD consisting of 4 x 2.5 acres or 10 x 1 acre blocks.

    The second developement has been approved for 230 blocks of land. That from 2 lots of about 110 acres.

    Obviously there’s now an issue of selling these off and building the infrastructure but because of careful planning, research and engineers assessments etc, we have given the bank an easy desision to make..

    Now were talking about “real money” which is gonna equate to “real freedom”.

    We saw Reno’s as a hassle… Lot’s of work for little return..

    Building units as lot’s of capital risk because on completion clauses etc..

    I think that we have hit our niche…

    Just as this website has developed so have my brothers and my ideas and we really have learnt what property investing is really all about…

    FAMILY, FREEDOM.. and FUTURE.

    Cor… it’s been a while since I was on here… But I have been very busy with new child..

    I am currently doing a deal worth ultimately $20,000,000 with nothing down.. It could be worth more but it’s not going to be worth much less.

    It can be done… And banks will give you the money to do it with no Financials on you either..

    Tis all in the way you put it forwards.

    You have to think outside the Dodecahedron to get ahead.

    Wouldn’t this also mean extra stamp duty when you change the property title??

    And how about the valuation for the change of title??

    Hi Steve..
    I really hate your book. Why? Now I am spending all this money on lawyers, valuers, and banks for all these properties..
    And you know what the worst thing is?? All of this money is coming in and it means that I might not have to go to work in a few years time.. I hate it hate it hateit[:D]

    I mean seriously all you negatories, get a life.. In fact no don’t… Stay negative, don’t look for the opportunities because it means there’ll be lot’s more for us who will take them..

    I really did dig the book tho… :)

    I just spent a Saturday with a guy driving in his Ferrari Marrenello looking at all the property that he owned or was developing but he was no McKnight and wouldn’t share any info because he saw that as creating competition..
