    Hi Yoda,

    My thinking is both are helping each other. We want money and they want somewhere to live, it is a little simplistic but it will do for now. To put a slight twist on the situation. How many people have thought of turning their long term tenants or even some short term tenants into wrap customners. If you keep one or two properties as a means of finding tenants that maybe interested in buying their own home you may be able to create future wrap prospects. I’ll leave it for the forum to come back with the pros and cons of this idea.

    Hi Benny, I’m based overseas and I have my properties with a real estate agent. I have had no problems and they also know the type of properties I like to buy and always keep me informed when ever anything comes on the market. If you don’t plan on anymore investments while overseas I would go with Paul’s idea of a property manager. Make sure you do your homework and ask if they have any clients that can talk on their behalf. A good property manager always has clients that are prepared to speak on their behalf. I spoke to 3 property managers and 4 real estate agents before I decided with who to leave my initial properties with.

    Hi Nick, I totally agree with what you wrote. I already do that with a long term tennant (10 years). I know when their wedding anniversary is and also ensure that a card is sent to them along with xmas and new year cards.

    Hi Dan, Paul Brett and Dave,

    I’m also interested in knocking back a few ideas about investing in and around Perth. Unfortunately, I’m currently O/Seas and can only exchange information by email/fax. Also Dan if you do find a really good Tax accountant could you please let me know. Being based O/S my tax situation is a little out of the ordinary and I’m also looking for someone who can handle my Tax situation.

    Hello Everyone,

    I’m new to this site and have found some of the forums quite interesting read. I’m currently working O/S, and have a few investment properties in Vic and the NT. Over the last 6 months I have been doing various research into properties for sale in WA, mainly Perth and would like to hear from others about long term unit investments around Kings Park that are leased back to the Hotel managers.
