    Ideally I want to buy cashflow positive IP's. I want passive income. Don't really care too much about the capital gains although that is a nice bonus if it happens. I just want to have enough cashflow positive IP's that if I decide to stop working for what ever reason, I don't need to stress about having no income.

    I haven't been able to find a single property in Darwin area that would be cashflow positive. Is there any regions of Australia that are known for cashflow positive properties or is their any directories investors can browse through?

    also what is the minimum time required to live in the house? I have read 2 years?

    So buy the first house with your FHOG and then move out asap and make it an IP? And that will avoid Capital Gains Tax?

    I have a personal loan and that is all.

    I would like to go straight for an investment property as it would be cheaper for me to rent a place and own an investment property then live in a PPOR. Unless I live in it for the minimum required time and then change to an IP?

    Hi Natalie,

    Thats great I'll have to  seek out some local brokers as I live in the NT (Darwin).

    Do you think its a good idea to consult with a broker so early on? As of now I currently don't have any savings towards a bank deposit. I'm gathering tactics, so that I can lay down a game plan that I can semi-count on working.

    Do brokers give you suggestions on what paths you should take to acheive getting loans?

    Thanks for the informative reply.

    You recieved $16k from the FHOG? I thought it was only $7,000 – $12,000?

    I've never applied for a credit card before, I would rather not get myself one if I could.

    Also how do brokers charge is it per consultation, what is the average price per visit?

    I wish leverage was an option for me but unfortently it isn't.

    I think I will consult with a bank manager and see what they think about it.
