    Hi GCG,

    You might want to speak to your solicitor/conveyancer about the possibility of arranging such a transaction, considering the paperwork. They and your MB will be the ones to talk to, to get you started. It is possible, although you want to make sure its worth the effort for you, which I think it would be in the end, especially if you do refinance the property off your landlady in 1-2 years & its yours to own.     My advice debden is to invest in your education. Get your friend & yourself to spend more time on this site reading everything and anything you can absorb. The most important element in investing is to have the knowledge.

    As a past real estate agent enigma, you would be best stricking up a relationship with one of your local agents & after a few conversations, ask him/her whether or not they have any samples for you to see. They would probably be more that happy to share with you their fantastic advertising idea.

    Hello Collector,

    Im a real estate agent & I believe you can do a thorough building inspection on the properties by specifically looking for a few problem issues yourself. The first is to make sure the pressure on all the taps is reasonably. If water comes out slowly, theres a problem with the water pressure which comes from the Hot Water System. Next check the date of the Hot Water System. This will tell you how old the system is, make sure its no more than 5 years old, as most Hot Water Systems last around 12 years, this leaves around 7 years for it to be replaced. Check the condition of it too. Next look under the house if you can, to see the condition of the piping. If its an older style home, their going to be at that stage where it needs to be replaced. Just check to make sure there’s no major leaks or anything.

    These are the important issues. Just make sure you go over specific details like gas/electric heating, condition of the bathroom & whether gaps are appearing in the stucture.

    What you can’t see is the hardest part of doing this assessment. Try to pick up small hints as to whether its ok, like, the condition of the downpipes will closely resemble the condition of the wall pipes. Stuff like that.

    It really comes down to the more properties you inspect the better you will come accustomed to the condition of a property.

    Yeah it sounds like an opportunity as far as I’m concerned. Be nice to him though, you still can get a good price on it, but make sure he’s getting something out of the deal too.

    Techhowse,

    Find out how much it will cost you to own the property, eg. loan repayments, property manager fees, repairs etc, then if its less than ($150 times 52 weeks) from your cashflow, then you have yourself a deal. Look for an excellent loan with a lender, find ways to cut expenses, then your on your way to making this property cashflow positive.

    Get the numbers ready first. Then see what you think. Easy. Not really but thats in simple terms.

    Hello Blondie,

    I’m only young also, and loving the education aspect as well. I am passionate about the Rich Dad, Poor Dad series, which if you get to read 10 of them, your on your way to thinking like a better equipt person for the new economy. These books are very informative, which will create a different thinking process for dealing with problems you will face in the future. Good Luck.

    Im hearing you shaun, that’s exactly what we are up to next week. Looking for opportunities that exist. Only looking at this stage due to the environment and money considerations. But the time will come in the foreseeable future, to buy.
