    Hi Thecrest I actually think it's too late to explore this option. 

    Are there any other suggestions as to how I could find out the real value odf this property and if it will be a worthwhile project for us?
     
    Also, if you read this message could you please put a simple 'yes' or 'no' below to let me know if you would consider this investment worthwhile or not?

    ps…..the reason why no acre blocks have ever sold in this area is because there are only about 10 in existance in this area and since they were all built upon approx 9-10 years ago not one property has tried to be sold.

    I think this is half my problem – there's no available data on this type of property as no properties on
    acre blocks have ever sold in this area. Even after speaking to a couple of agents it's very hard to know how much this property will sell for at the end of the day. Any ideas how I can be a bit more specific with the final outcome?

    Hi Linda,
    We moved here from Ellenbrook (ha ha huge move I know) but we're really loving it. We're looking forward to the parks and a few more front yards getting completed to add to the greenery of the suburb but on the whole it's nice to be in a suburb where every single home is brand new. The neighbours are all really really friendly as well which certainly makes it a nice place to be.
    Let me know if you find anything worth buying.
    For what it's worth, I know of a couple of really ridiculous offers that have been accepted by some desperate sellers lately.

    Thanks everyone for your replies.
    I realise the market has really dulled here in the last 6 months but hopefully as some of you mentioned it may pick up again once the stamp duty issue comes into play.

    Gafama, I've been seriously considering selling the properties privately. Is it easy to do? and do you find that people shy away from private sales or are they willing to purchase from a private seller?

    Hi Guys,
    Thank you so much to everyone who took the time to offer some really great suggestions.
    After much discussion between my brother and sister-in-law and my husband and I we have all decided that it is too tricky to come up with a figure for them to buy us out so we have agreed to continue with plan A – to finish and sell the property together.
    That way both parties are gaining greatly from the venture and it is a fair deal all round.
    You’re all right – it really wasn’t worth the tears for them to buy us out, and the last thing we needed was a family fall out – especially since we’re so close and we all get along really well.
    Thanks again to everyone for the advice and you really helped us realise that the best thing is for us all to see this venture through to the end together.

    If we went halves on the land value and they pay out the contract price of the house then we would only make money from the increase in value of the land? Is this correct? If so, then it would definitely be in our better interests to ride out the next 6 months until the property is completed and then sell so that we benefit from the increase in house price as well.
    Or can we benefit from the increase in house price now – since it’s been about 4 months since we signed up and the house has definitely increased in value since then.
    Am I understanding this correctly?
    Is someone able to give me a ball park figure that we should be looking at?

    Thanks alot for your replies and advice.
    Stuart – to answer your question yes the tiles are noted in the contract, hence the reason we can’t understand how/why the builder can now ask us for more money. We are waiting to hear back from the general manager today so will know more once we have spoken to them. The worst part is, we are building 2 homes through this particular builder at the moment so it will certainly leave a bad taste in our mouths if they don’t come to the party and we have to take this matter further as we’ll probably never build through them again.
    Will let you know the outcome.

    Thanks for all the private messages guys. Glad to know that most of you think this price is very reasonable. Is there anyone out there that may be able to help me sell this block of land privately?

    Thanks for that WASP. I Should have mentioned that I did actually get a couple of evaluations done last week but they seemed to come out quite high (not that I’m complaining) so that’s why i thought I’d run it by the knowledgable people on this forum to see what they thought. The evaluations came out between $350,000 and $385,000. Does this seem fair or too high? If you all think it seems fair I’ll put it on the market ASAP for $350,000 ono privately.

    While we are on the topic of Ellenbrook/Vale/Swan Valley, I’m wondering if I could ask for a little advice.
    We have one of the last acre blocks of land available in The Vines, and since we have decided to build in The Vale we are wanting to sell the block. Can anyone recommend to me a decent asking price for this block? It is directly opposite a multi-million dollar mansion with many other beautiful houses on the quiet street.
    Apparently the Vines will not be releasing any other acre blocks from here on in.
    Any suggestions on price would be greatly appreciated.

    Yes VALE is doing very well in the Swan Valley.
    We bought a block there 6 months ago for $115,000 and the same sized blocks are now selling for around the $150,000 marks.
    Looks like there are good quality homes being built there to add to the value as building restrictions are fairly tight.

    Hi There,
    I’ve purchased this product and have found many many errors on my home loans. As time consuming as it is, I actually found on one statement that I was undercharged by $450.00. Who would believe that from a large financial institution???

    Thanks very much for your reply.
    Hopefully there won’t be any problems between us and the new owners even though we are not covered under the tenancy act. We keep in regular contact with them and they appear to be very reasonable people.
    I just wanted to know the consequences of not being covered under the act in case any problems arose in the future. I always like to be prepared and know the rules just in case. I’ll definitely give the tenant’s advisory service a call for further information.

    I know this sounds pretty obvious but I’ve heard of people doing this before. Have you considered going into a different bank and asking for a personal loan for $12,000?

    Hi There,
    I know this isn’t much help to you but we have the same problem.
    We have a 2 bed unit that we’re asking $140,000 for and is currently tenanted until at least July 2005 at $220 per week.
    Need to sell it quite quickly. Anyone have any other ideas other than what has already been suggested to falsly inflate the rent?

    Thanks for your reply. Yes we have had the plans drawn up already so that as soon as we get a plan number we can get the ball rolling, however if it’s in our better interest to hold off building the house in order to do another little money spinner along the way then we’re happy to do that.
