    Your calculations are accurate… the error was probably a journo trying to do the maths without a calculator.

    Increasing the rent??????

    The biggest problem is going to be able to find a tenant who is now able to take his/her pick.

    Don’t be surprised if you get a request/demand for a rental reduction.

    I was not going to let others on the Forum know that it was your birthday yesterday. I know that you are sensitive about your age but really there is nothing wrong in being 64. Just don’t let it get to you and I won’t let the others know.

    I am aware that the Vietnamese are 1 year old at birth, so in Aussie, you’re really only 63 if that makes you feel any better.

    You picked up on the “vibes” and good on you.

    For many years I have been a Mortgage Consultant and not a broker. I charged my clients a fee greater than commission paid by Banks/lenders and rebated that commission back to the client.

    I can assure you that they came out miles in front.Over a ten year period many referrals and repeat business flowed as a result of being very direct, and honest with my clients.

    Guys like the one you had will, one day realise it is so easy to say it as it is, when you have product knowledge and the clients interest at heart.

    Why am I telling you all this?

    Because, I too have had reason to contact Simon at Mortgage Hunters and suggest you do the same.
    With several hundred clients under my belt I know a good broker when I come across one.. call Simon!

    My good old Dad once said to me ” You can trust a guy who.. (1) has come from the Bush. (2) Has had Military experience (3) Has played Cricket
    I know that Simon’s got two outa three…and my old man was right.

    G’day Peter…

    No bloodbath as yet.

    I’m really not negative on R/E… just realistic.

    Given a Bull Market that has lasted 6 years it should be expected that a reduction in prices is bound to occur. Even 10-20% is not as uncommon as some would like to think.

    I expect another rise in rates in Dec. maybe even .5% for the Reserve Bank to show that they are fairdinkum. two rises in two months will cool the heels of many.

    Over he past 5 weeks I have had plenty of evidence emailed to me that some people are over extended without any rate rise. Worse, some are relying on CG to fix their “off the plan” problems and at this stage they are nothing more than a hole in the ground.

    It never ceases to amaze me that, in the cool light of day some already realise…”I have made a mistake” and are hoping like hell for a miracle.

    This is nothing, people won’t even notice the difference in .25%, but I suspect the start of a whole new ballgame for some.

    Personally, I am prepared to wait until 2005 at this stage, before I buy more Real Estate. I suspect that those who are buying today or just bought will get their fingers burnt.

    For me… I will “write options” and don’t know or care which way the Shares or Commodity markets go from here. Many of the R/E hopefulls will also become the same in the share/commodity markets via options and lose a couple of thousand Dollars every 90 days. That’s just the way it’s always been.

    G’day Shaun…

    Taking the past 20 Saturdays, there has been 36 columns on average each Saturday. The lowest was in june with 24 columns…the largest last Saturday at 45 columns….87.5% increase from the low to last week.

    Preferably add two Saturdays ie. Sat 1 + Sat 2 = an average of 30 columns. Then add Sat 2 and 3 = an average of 29..1+2 2+3 3+4 4+5 5+6 etc and take the average of those two Saturdays.

    In doing so this smoothes it out and you get a low of 29 Columns in June and a top of 43 for an average of the past two Saturdays. Realistically an increase of 14 columns on 29 in June… best part of a 50% increase.

    I took a lot of samples and at best/worst the Rentals in the ACT have risen by a staggeriung 25% minimum in the past 4 months.

    I’ll put money on it… more than 40columns this coming Saturday…give me your odds.

    I’m saying, that personally, I will not buy Real Estate anywehere in Aussie today.

    By 2005 maybe some areas including Canberra could be considered. If you bought a year or more ago Hold. I’m simply saying that it will prove to be profitable ,if you are patient and leave the R/E market alone for now, if you haven’t already bought.

    You make your profit when and where you Buy!

    G’day Gracie…

    Have you factored in a likely interest rate rise?My thoughts are up .5% next month…nice Xmas present…so 7% app. Even at interest only it’s
    $16,000pa + $4000 extra from tenant is $20k pa
    $400pw for a regional town is a bit rich.
    Another 1% on top of 7% means your tenant is paying $435 pw and all this is only covering your interest…up to a realistic 8%. 7 Years ? could be 10% by then.

    Several questions…(1)Can the tenant afford this and save the Equity he needs to purchase in 7 years ?

    Are you going to sell to him/her at $230,000 in 7 years? If so why bother with the deal? Or are you factoring in say a 5% compounding rate from now until then ? If so your sale price needs to be $325,000. So your tenant has to pay a minimum of $435 pw and save another $275pw to save the required deposit…$700pw??

    Looks like a lose/lose deal to me.

    The Bank will not make contact with you provided you are meeting your committments. All I was saying was.. that if you are “heavily geared” to the tune of several 100k… and values did come off in the order of 20-25% over time(as they did in ’95)they “may” keep an eye on you.

    Banks can call up a loan for many reasons LOC or P&I…but choose not to do so.They don’t want to spook the masses. They were entitled to call up loans in the suburb of Banks in ’94/95 when debts exceeded values… but of course they didn’t.

    Courtesy of Shaun Walker…I have stats from The Canb.Times. I will analyse in detail but the Sat. rental columns have grown from 36 on June 7th to 45 on Oct 25th 2003…. an increase of 25%.

    I think you’ll be pleased you sold Huey.
    The other seems like a “Clayton’s Sale” to me.. keep track of it please. You sold..but will they?

    My idea is to get schools/kids in Aussie to sponsor
    Would like to raise US$100k. Any help appreciated.

    I have W V authority to “earmark” a % for Quang Nam Province and Binh Ba. But after the typhoons next year. I will buy a second hand Russian Minsk bike for $400 to do the trip. 2,500 km in total.
    I need sponsors at US$40 km…to get US$100k..
    Aussie Govt. adds $300k…Total Aussie$500k +

    Any ideas please?
