    It's good to hear that the flooding in Ipswich and Brisbane wasn't too bad. Unfortunately Bundaberg and my home town (Laidley) didn't fair so good.

    Not much flooding in Mackay. I think the worst that happened was some roads were cut. The worst hit areas were the North Burnett region (Bundaberg, Monto, etc) and the Lockyer Valley (Laidley).

    There is no 7k anymore. But as a first home buyer, if you buy a new home you are eligible for 15k, if you buy an established home you don't get anything.

    $2900 does seem high. Bowen, Qld. 3 bed house is about $1800 per year.

    I would like to know this also. I've been told of someone doing quite well by purchasing H&L packages in North Shore. Also my friend has an IP in Bohle Plains and PPOR in Burdell that he says he is quite happy with.

    I think I saw those ones in Cairns your referring to. Small studio apartments on the outskirts of a small, tourism based city. Wouldn't like to spend my money there.

    Sorry Shahin, I might be reading it wrong, but it doesn't sound like Paul is calculating equity correctly. Its sounds like he is subtracting the loan amount from the value, and then using 80% of this figure.

    I own an IP in Bowen. It has been performing okay. Originally bought in 2009 as PPOR, turned into an IP early last year.     Hagget,

    With all that equity you don't have to necessarily start small with your first IP. Take out a sub loan on your PPOR to release the equity then use that as a deposit on your IP. Then both the sub loan and the mortgage on your new IP will be tax deductible.

    I had an initial meeting with NPA also. They think that negative gearing is the only way to go due to tax savings, and because of the cost of the builds I would be interested to see if they could find you anything positively geared. My guess is that they will probably try harder to sell you on negative gearing.

    The newest mine being built near Moranbah (Caval Ridge) will have a 100% FIFO workforce. Vacancy rates are over 7% for the town. Rental prices have lowered dramatically to secure tenants, while purchase prices are still high. Unless you already have property there then I would be looking elsewhere.

    I agree with the comments above. From the information you have provided, I would recommend moving into the house when you buy it, doing the renovations, then renting it out for a few years.
