    Well i have finally put this baby to bed….I hope

    I have spoken to the ATO and was only on hold for about 20mins while switch operators got there supervisors , who then got there supervisors and so on ….oh well in the end they said that it is deductable as it is classified as maintenance and the only thing that wouldn’t be deductable was if i was to put a garden bed where the tree was as that is landscaping!

    Hi Again,
    Thanks for the thoughts.
    Let me clarify: The tree is probably on the boundary of the 2 properties and mostly on my side of the boundary as the base of the tree is around 1m diameter.
    its between a pair of gunbarrel houses that only have about 2 m between then as is so you could imagine the saga that will evolve when we are to remove it!
    I am awaiting a reply from my accountant regarding it deductability however i am pushing for the opinion of calling it yard maintenance and not landscaping( which is not deductable).
    I dont believe that it is not a danger to tenants as the tree is healthy however a large tree can only fit in a small space for so long before i say goodnight to my gutters.
    I understand that the other property owner may also have rights to this tree and will probably want to remove it as it must be filling his gutters also however i probably need to get a survey done to see who ownes the majority of the tree as if it is on his side and he says that he wants to keep it then [cigar][cigar]this is what i will look like.

    Yes that is what i thought however others have said not as it is not affectingthe rental income however i have been on the ATO website and i have to agree with you that it is basically maintenance and upkeep!

    Hi There Chief,
    Well its good to hear that you are looking after the MIL many wouldn’t[cigar]
    As i am now living in Newcastle i have spent many days pounding the pavement and i have to agree with a few of the suburbs you mentioned.
    I still believe that Charlestown will see continued capital growth and also what i will refer to as industrial suburbs of Newy ie. Mayfield,Tighes Hill,Maryville, Wickham Carrington ETC. So much money is being spent near these suburbs i dont think you can loose in the long term.
    Toronto is not really in my radar -HOWEVER- if it had lake views yes yes yes but for 200K i donnt like the chances.
    I do believe that you wont see much change from 250K in any suburbs that i have listed but it would be worthwile keeping your options open you may find a good deal.

    Well i for one believe that any of those stories could be true as just recently in NSW 2 people have been awarded damages in seperate cases
    1. Jumped off rocks into the ocean and hit his head on the bottom….sued the council as there was not a sign telling him not to do it??? go figure!
    2. Run into the surf and jumped into the water and hit his head on the sandbank- Sued the council cause the lifeguards put the flags where there was a sandbank…fancy that it may have also been the safest place to swim.

    Bring back Darwin and weed out the idiots….
    This all stands to prove my theory however that OH&S has prevented natural selection so we now have a lot more idiots running around and having babies that should have been lost many years ago!!
    Iwill probably be getting abused for this post but all i ask is that you think about what OH&S is all about – protecting ourselves from ourselves.

    Now it seems amazing that Niki can all of a sudden only speak broken english, It seems that there is a rat!![buz2] A rat in discuise( spell????) even but i dont care cause young girls on the net are usually fat dudes with IT jobs anyhow …..oh that will get me in trouble! hehe[cigar][cigar]

    Your system doesn’t work i tried Mount brisbane and there was nothing so i decided to try Mount sydney and still no CF+ are you having the poor person on ….Maybe Mount Double Bay will have some CF+

    I am amazed that you would question this bill as it seems quite resonable to me. I have my own building company and also work for a larger building company and if i need to use an expensive piece of equipment that i dont always use then i charge for it wether i hire one or use my own equipment. I am a carpenter however if i need to use a bricksaw or similar expensive equipmet i charge for the use of my bricksaw to help the cost of purchase and maintenance. it is only fair that you pay for what you use.

    Hi All,
    Well i have got the best hangover cure however it is more of a hangover prevention.
    Berroca! Have 1 berroca at about 5pm then another just before you start drinking. Then as another said have a few drinks of water in between and in the morning you will not believe it! I have now been doing this for 6 months and have not had a single hangover. The secret is to have the berroca before you go out not the next morning as all the stuff that the alcohol takes out the berroca puts back in…
    Just a quick storey i spent $120 on alcohol last saturday night and mos of that was on bourbon and coke maybe a few tequila’s but seriously i got home at 4am only to sleep till 9am woke up and felt fine! Doesn’t stop you from feeling tired though…bugger.

    I have to tell you all that i recieved an email about coke about 6 months ago so me being the big scientist[grad][grad] i am decided to test the toilet bown theory as when i purchased my PPOR the toilet bowl was quite stained….you dont believe me do you[biggrin].
    Well my results are in and even thought i had left the coke in the toilet for over 3 hours there was absolutely no change ….So i bet y bottom dollar that nothing would happen to the nail!
    Well i have to admit that i dont really drink coke …maybe once a week but i do drink 2 litres a day of water without fail. Keeps me healthy so i dont look like this[fart]
    I just thought of something….does a bourbon and coke have coke in it?? oh crap i drink way tooo much coke in that case..Better make myself drink 3 litres of water to make up for it [thumbsupanim]

    thanks for the reply it seems that you have indeed been through this exact problem. The only other option that i have i guess is that we could buy another house in partnership using the equity in the joint house and i could keep that totally seperate from my other personal IP’s and treat it like a second side business? Can you forsee any problems with this ??[cigar]

    Thanks for the reply however the banks don’t let me use the equity currently that i have in this property as it is in 2 names. Therefore the repayments will increase YES however i will have another 140k equity avaliable[strum]

    Hi all,
    I have been reading many posts regarding this topic and i feel that there is to much panic and not enough thought.
    I can look at the market in the area that i have been investing and i will see that for decades it seems that prices rise to double what they were inapprox 2 years then for about 6-7years everything sits at almost the same price however the rents seem to steadily rise…..then all of a sudden the rents seem to hight then ……pow up we go to double prices again.
    I have not bought propery for 1 year as i stopped buying when i believed that it was overpriced in the area that i was looking at. I can say bugger that i stopped,as prices have gone up another 40% but i made the choice to stop as i had reached my safety point. Yes i will still be in trouble if intrest rates reach 15% but i think that there are many out there who will be much worse off than i am.
    Market crash is not likely however i feel that a 20% loss will be forthcoming in many unit delvelopments however in residential houses i see that there is always demand for 3 bed houses close to beach.
    I hope my crystal ball is right cause i am now starting to look for property again but only to see what is out there!!

    Well i sure as well cant BUT i can divide by 1000 and times 2….i think ….[biggrin][biggrin]

    It seems to me that a majority of people seem to be saying SELL SELL SELL if you have a ip in NSW.
    These must be the same people who wait for everybody to tell them there is a property boom and then they will buy!
    As some of the smarter investors on this forum have said opportunities arise in these situations not problems.
    I agree that the stamp duty is a bit of a low blow but if we all bought BEFORE the papers were saying that it is a property boom and not waited till every man and his dog were buying property then surely you have made good money and this stamp duty will barely touch the sides!

    For those who bought recently well i hopeyou did your homework and bought well or else you will be saying BYE BYE to most of your profit. You cant just buy property and make money just like that.

    Cant see what the big fuss is about i think this ill get rid of the investors who are not real INVESTORS!

    Firstly i dont see anywher in my post where i said anything bagging Brad. I rekopn he is a really smart businessman. It was so obvious what he was trying to teach and he even said himself that wealth is not hard just follow well worn paths and you will make it! Trouble is people want a quick fix and he used diets as an example. Making money is easy just be commited SIMPLE!! Not bagging brad at all i hop he makes $7 million andenjoys it cause if people need to pay $8000 to be told how to save and invest then there is a market.
    I am totally agreeing with Yack that there is a huge profit to be made and that $8000 is too much when he is mentoring 100 people but when people pay the money SUPPLY =DEMAND.

    Yack we will have to start up this seminar in your garage cause my garage is full of sportscars and boats ….have you put that 16 car garage in your mansion yet??
    By the way i have got a few ideas for the seminar….A seminar on how to avoid being ripped of at seminars !!!![strum][strum]

    Hi Forumites,
    I think what SIS and chan are trying to let you all know is that even if you do understand Domino theory 99% of you will deem it to be too risky and will do nothing.As we all know we are property investors caue it is a safe investment, if we wanted risk we would buy shares or the many other types of “risky”investments!!
    If it was easy and safe we would all know about it by now.
