    Pelican,

You are fast losing any credibility you may have had on this site by engaging in this rubbish, let it go before you have no dignity left !

The profits must be declared in line with the ownership on the title to the property. You can not legally do what Monopoly has suggested.

    Rob and Monopoly,

I think you have both embarrased yourselves enough with this childish behaviour can we let it go and focus on property related issues. You both have a lot to contribute in this area and both have offered some good insights.

I look forward to your future posts.

    Cheers,

    Benson

Wrapping is legal in Qld, and there are many on this forum who do wraps in Qld. The search function in the left hand menu will get you access to a lot of the discussions on this topic.

    Cheers,

I was living in the UK in 1991 when I first heard the term negative equity.

The bottom fell out of the UK market and people were literally handing back the keys to their property to the banks as the debt became far greater than the value of the property.

    It certainly can happen.

A lot of development is scheduled for Scarborough beach in the next few years so my bet would be surrounding suburbs should do well.

I know Hegney Property Group have a buyers agent section along with their normal business as valuers.

I have never used them myself so you would have to make your own enquiries.

    Ezy,

Dont let your heart rule your head. You are making a business decision, if you believe you will receive a better return on your cash from another investment you should sell, if not hang on.

Bought a block of land in Hillarys WA on the coast for 60K in 1994, I built a house on it so the total cost was about $140k it was initially rented for $180 per week (now $250) I estimate it would be worth around the $450k figure now. Loan is currently $115k so its positively geared. Most importantly it has given me a great learning curve and being only 23 when I bought It it has really helped set me up as the increased equity has allowed me to purchase 3 other coastal properties since and 1 in the inner city (all Perth).

    Cheers,

    Benson
