<p>Changing the percentages wont help unless you introduce another owner onto the title (in WA not sure about other states).</p>
<p>ie dazzling 50% mrs dazzling 50% will be aggregated on the same land tax client ID as dazzling 99% mrs dazzling 1%.</p>
<p>A couple could have 3 separate ownerships to limit the aggregation.</p>

If the ATO believed you were in the business of renovating and selling for a profit then all your profit could be treated as income and the 50% exemption would not apply. A lot would depend on how many/frequently you were turning properties over.</p>

<p>The bottom fell out of the UK market and people were literally handing back the keys to their property to the banks as the debt became far greater than the value of the property.</p>

<p>I am leasing it privately and the rents for the area vary a hell of a lot so its a bit difficult to judge.</p>
<p>I&#8217;m sure I could rent the property again at around the $260 p/w mark, but I just wanted to see what other peoples thoughts/experiences were.</p>

<p>I think that Ottens claims are somewhat over the top, Wraps should only used by experienced ethical investors not mass marketed as a panacea to the general public who have little or no experience in property.</p>
