    Regarding renos, saw on TV last night that 2/3 of houses built before 1987 has dangerous asbestos in it.

    So do be careful all you reno-kings !

    I use Terri Scheers. They are relatively cheap but not sure how good coz I have not had the need to claim anything yet.

    Hee … barring any last minute unforseen circumstances (e.g. needing to go to a regional town to buy a CF+ property), I shall be attending … :-)

    But considering my utter lack of skill in locating such abovementioned properties, I’ll most likely be there.

    I should think that costs associated with lodging a return yourself would be deductible. E.g. stationary, home office, etc.

    FYI, I did more checking and believe it or not, the council said that construction started in 1970. So building depreciation is out.

    I wonder why my strata title is issued in 1986 then ?

    I have a more general question. I have a solicitor who I am happy with and dealt with the property stuff for my home and IP as well. He’s based in the Melb CBD.

    Would I be able to use him if I buy in a rural area ? Or would getting a local solicitor be best ?

    If a local is better, what is the logic behind it ?

    Gatherum-Goss is in Kilsyth (near Mt Dandenong) which is way the other side of town from where I live or work.

    Is your foreign income taxed in that country ?

    If so, you may be able to avoid double tax. Australia has a number of agreements in place with other countries to handle this.

    Apologies for not being clear. What I meant was for the old kitchen to be moved to an IP. Because it is in an IP, the old kitchen can be depreciated at least as capital works.

    The extra money you get from depreciating the old one will make you feel better buying a non-deductible new kitchen for your PPOR.

    I wouldn’t totally agree though about LOC. If you has the discipline and use the redraw to get money for purely investment purposes, the whole interest would still be deductible.

    What would be interesting though is if you redrew the money for another IP, would you need to keep track of the how much of the loan is for which IP ??
