    Only the real estate agent is legally obliged to submit the offer in writing – part of their fiduciary obligation to the vendor. So if you are a vendor out there and not receiving offers in writing (at least in NSW) then your agent is slack… unless of course you live on the moon without fax or email. lol.

    But I would agree Reggie that any ‘creative’ offers would be best writen so as to avoid confusion, as there is always the possibility that the agent may not convey the terms correctly.
    MH is right, until contracts are signed and exchanged, the offer is exactly that – an offer! It is by no means legally binding.
    However there is an ethical side to making offers, getting them accepted and then deciding not to proceed with the deal… Can be very disappointing for others.

    Go to the members section and private message DD. He has done quite a lot of research and owns property in this area. As a bird dog he also knows of current deals going in these areas. From what I understand it seems to have some good growth prospects.

    Hi Robert. You made the comment that you are getting out of property? Is this because you feel you money could be working for you harder somewhere else…? Care to expand upon this any further?

    Nicely answered Robert – I enjoy reading your comments. As you can see this is my first post. I have been visiting this site every night since I found it and have not posted previously as had nothing to contribute to the impressive wealth of knowledge here. This is not snooping! It is simply taaking time to learn and absorb. Everyone is going to use this amazing resource differently.
