    Not too sure on the law in ACT but in Qld you have to provide a notice to the tenants when you list a house for sale.

    You may find that your choices of tenants might be limited by the short time frame which may cost you $ in the long run – you have to weigh the options up!.

    I agree with neo25x5 – you don’t necessarily have to put up 10% deposit.

    Use the amount of the deposit as a negotiating tool – if you want a quick settlement then the seller is more than likely to accept a smaller deposit. The money is better in your pocket than sitting in an agent’s trust account.

    The motivation for the agent is to get enough deposit to cover his/her commission but it is the seller’s decision not his/hers.

    My son bought his second house today and the seller accepted a $500.00 deposit!

    Do not listen to the agent and good luck.

    Totally agree with debtdogg – don’t play your hand too early!

    I had recent experience where I negotiated the REA’s commission down by 20% – I was in an unusual situation where the buyers had their own agent and therefore everything was going through 4 sets of mouths and the negotiation become unworkable. The buyers pulled out of the first contract (conditional upon Buyer’s Inspections) but then came to us direct to negotiate a second contract. Once we were ready to go to paper, I rang the agent and asked them straight out to reduce their commission.

    This is obviously a different scenerio than a normal sale but I would suggest that you work out a valid argument (ie length of time on market etc) and put it straight to them.

    You will never know unless you ask!

    That was my concern too but I was given the name of an agent that lives in the area last night – not sure if he does property management as well.
