I know gadens cautioned against this type of scheme. FAST & PLAN seem good especially if new. Most will want you to be member MIAA and most banks also.

Maybe try Colonial, but they only use Brokers and one of few where area not so important. I have another, rate is 6.84%, no upfront fees and no monthly fees.
