    Celivia, thanks for the concern, but seriously, I see that as a defeatisit attitude.

    It’s scientifically proven that the physical cravings of Nicotine go away after about 3 weeks.

    The only other craving you have after that is a mental one, not a physical one. It’s all mind over matter. I will not have a craving for nicotine in 6 months time, I can guarantee you that.

    In the market area I have been watching I’ve seen the prices fall. Some have been minor adjustments, others have come down up to 20% from their asking prices. Granted some of these were overpriced to start with.

    I’d like to comment on the media hype thing. In my mind it’s the media hype that kept this boom going for the last 18months. Without the media we would have levelled off earlier, or at least not had such a big spurt recently.

    I think it is fair to say that if the media were able to drag prices up above what true value really is, then the media is able to drag them down again. To think otherwise would be very niave in my opinion.

    The media is as much a shaper of this recent boom and possible bust as interest rates are. The only time I’ll believe that this market has hit bottom is when I start seeing the prices rise again. The start of the upturn is the time I’ll be jumping in again.

    No cigarette since May 31st
    No nicotine patch since June 5th

    I am no longer addicted to nicotine. I no longer need cigarettes.

    AussieR, I’m a born and bred Melbournite who’s been sentanced to hard labour in Sydney for me sins.

    It is really hard looking at the Melb prices right now as we’re looking to buy a PPOR at some point soon. I wonder if I can convince work to relocate the dept to Melb….

    Yack, I think your figures are conservative. I believe the national average salary is about $47k whereas the mdeian house is about $530k or more. That’s an even bigger multiple which I believe is a strong indicator of an over inflated market.

    Surely the ARU is being loyal to the Game. The ARU should be doing whatever it can to expand the supoort base of the game and striving to make it the #1 Rugby code in Australia. After that it can look to take ground from AFL and Soccer. That should be the ARU’s #1 goal today.

    This is the best opportunity the ARU will have. The general population still remember the RWC while League is being hammered by sex and misconduct charges left right and centre. This is the time to launch an assault.

    The Others ? There are 2 others currently. Sailor and Lote. I’ll agree Sailor can go back on current form, you cannot tell me Lote hasn’t brought over something sprecial. The guys is masterful in everything he does.

    Andrew Walker was a mistake which I am glad to see has been rectified.

    Listening to these “Keep the League people away” arguments reminds of when I was in Europe and the English, Scots, Welsh and Irish were moaning about the game becoming professional. They couldn’t see that it was the best thing for the games future, as is the poaching of high profile players from League back to Union.

    It’s not great news for Union at all. Someone of John’s profile would drag more and more support over to Union. Union has no chance of being the Premier rugby code in Oz, something it deserves, without more high profile players. Bring back Campo !!!

    I think I remember hearing of some conflict regarding the term “Property Millionaire”. I think it was advertised and understood by the bulk of the population to having 1 Million in Equity after 12 months, Steve’s intention was for the people to be managing 1 Million worth of property.

    Don’t take that as gospel though, it could be way off base. But I too would like to hear exactly how the apprentices have done.

    Being a Victorian who developed a love for Rugby while overseas, I think it’s a very prudent idea to get the best players into the game. If people playing Grade now can’t make the representative sides, then they aren’t good enough, simple as that.

    The next move the ARU needs to make is establishing a Super 12/14/16 whatever side in Melbourne.

    Agree. Both parties will try and bury this before the election. If the Libs are returned, don’t be surprised to hear Costello say that the Commissions findings need to be reviewed. I’m sure the ALP will do the same.

    I tend to agree with Kay on this. While I can see the Docklands attaining prestige, I see Southbank as a 50/50 chance of developing into a lower socio economic class.

    The Southbank apartments are fairly average in size, layout and fittings. Saleable when new but watch out in a few years time when the poor workmanship and quality of materials becomes very evident.

    If I was looking for something close to town I’d concentrate on Port Melbourne, Albert Park and St Kilda.

    I did look at quite a few OTP CE apartments a couple of years back. My gut feel at the time screamed “stay away” and I am so glad I listened.

    AussieMike, Yeah, understood. I guess the difference we had was we asked in advance if pets were allowed and in most cases that resulted in a “No”.

    In the end we had to agree to pay for fumigation of the property when we leave. Even though our cats never venture outside, it was worth agreeing to secure the place.

    I too wonder about landlords that will readily accept children, or worse, Uni students sharing, but are automatically against pets.

    Our efforts to find a place to rent were definitely hampered by the “no pet” clause in many of the places we looked at. In the end we found a landlord who agreed that two cats would make a lot less mess then two toddlers so we managed to rent from him.

    Question for AussieMike: As a property investor/landlord myself (or was until recently cashing in), I was very aware of the landlords terms and conditions and made sure I would be comfortable renting from them while abiding their wishes. It’s pretty much what I would expect of my tenants. Do unto others and all that… Don’t you find yourself in a situation where you have conflicting values by using a loophole to circumvent your landlords requests ?

    Please note, I am not trying to make a value judgment here, I am just trying to understand what peoples thoughts are when they are tenants as opposed to landlords.

    Smoking while on patches is very dangerous. It isn’t as hard as you think to OD on nicotine, be very careful.

    3 weeks without smokes now, 2 weeks without patches. I found that I was so committed to being a non-smoker that I didn’t need patches. I was going to say “Good Luck” in your attempts to quit, but luck has nothing to do with it.

    Scremin. I made a point of not commenting on the true message of the post. It has merits and it’s a very good fable for teenagers. My concern is that by labeling things as “a true story”, the original message/story is forgotten the minute the ‘true story’ portion is proven wrong.

    By all means use stories and poems, as the one is, to help illustrate lessons in life if you have teenagers/kids receptive to this method, but just make sure that true storey claims are verified first.

    I remember the days when a Richmond v Carlton clash would have me in a tither all week long. What a shame the game, the whole competition even, has lost that raw passion. I guees it’s what happens when they try and legislate personalities out of the game.

    Tigers v Blues, reminds me of ’82 when Richmond last made the GF. Carn na Tiges

    I stopped smoking last Monday, 31/5, World No Tobacco Day. I was on Nicotine patches until Sunday. I have been off nicotine patche4s for 3 days now.

    It’s not easy either way, though patches do help but you still need to break the nicotine addiction at some stage.

    There is a trick to quitting smoking. Very simple and very effective. All you have to do is really to be someone that doesn’t smoke. I haven’t quit anything, I haven’t stopped anything. I do not smoke. Full Stop.

    Having the mindset is the difference between failing and succeeding.
