    While investron does have some merit to his answer, there some advisors that deal with property too.

    Navra Financial Services include property in their advise. They are fairly well respected advisors in the IP arena.

    I see a continuation of falling prices in most major cities and large regionals. Of course some pockets will defy the trend but you’ve got to do a fair bit of research to find those places.

    It’s always in the best interests of those in the Real Estate industry to claim prices are rising. Don’t believe everything you read.

    I spoke to a lawyer about a similiar situation. These agreements are fairly straight foward up until the point that children are involved. Once there are children, these agreements aren’t worth the paper they are written on.

    After the massive runup in CG we’ve seen and with rents, if anything, falling backwards, I struggle to see how the housing market could pick up again when the yields for the majority of properties will be about 3% on average.

    Unless there is a pretty strong reason for big CG, property just doesn’t seem like a wise and very financially rewarding investment right now. That’s with interest free loans or not.

    Of course, this is all IMHO.

    If this abuse is constant and getting worse after you called in the Union, then I would use a dictaphone and let her know everytime you hit the Record Button.

    She’ll either incriminate herself even though she was forewarned, or she’ll back off and leave you alone.

    I think it’s too early to tell.

    I haven’t heard of anyone receiving finance for these loans yet. Best give it some time in the marketplace to see how viable they really are.

    At the end of the day, if someone like Schumacher or Dick Smith forces the hand of another mega-billionaire to reach into their pockets to save face, then I think it’s brilliant.

    While the reason for donating might be a bit suspect, at the end of the day more money is being raised for this disaster, which is what counts.

    Would it be good ? Yes, most certainly.

    But I doubt it will make too much of a difference as history shows that once a disaster is no longer news worthy, people tend to forget.

    There are very many worthy causes in the world, not just the ones that dominate the news for a few weeks due to their news worthiness.

    And before anyone jumps up and down, I am not in any way belittling what has happened in Asia. Having lived in the region myself for 6 years I know all too well what pain and suffering this has caused.

    Edit: Sadly I understated the Malria death toll. It kills about 1,000,000 people a year and has been around for hundreds of years….

    Exactly, it’s a personal choice, so let people have the option to view them or not.

    Steve,

    Could the forum software be modified so that people could switch off viewing other people’s signatures/sign offs ? It’s fairly easy to disable the images using an add blocker, but the colourful and large text advertisments detract from the flow of a thread.

    I know the Island quite well from my time of surfing down at Smith Beach all those years ago. I’m shocked at the prices the Island is now commanding while at the same time kicking myself for not realising that one of my favorite spots was going to rocket. Corinella is another place along the Bass that has exploded recently.

    But while I think the Bass Coast will grow at a quicker rate than the rest of Vic, those rates of return will be far inferior to other non-property investments I could make over the next 2 to 3 years at least. Now, at least in my opinion, is really not the time to be buying down there.

    Salacious, what professional investors are you talking about ? Most of the “professional investors” I come in contact with had turned their back on future property purchases about a year ago and directed their new investments into equities and other booming areas.

    Marc, congratulations on your relatives living in Japan, I hope they enjoy it there as much as I did. I wonder if they know my Japanese wife, my parents in law, siblings in law and multitude of other friends we have there.

    I have a friend who decided to become a Japanese citizen and is now a Japanese passport holder. Your presumption that he was my only contact to the country was way off the mark.

    Now back to your original claim about the requirements to gain Japanese citizenship, what fantasy novel does that come from ?

    There is also replacement cost. No point selling your 20yo PPOR if all you can afford is something you perceive to be of lesser value.
