When we start seeing a retraction in prices, do people expect it to mirror the explosion, i.e. start in the far reaches and move into the centres. Or work in the same manner, i.e. price reduction in the major centres which starts to spread outwards ?

It was even worse than that. There would be syndicates of people doing it. Some of the syndicate would play the pessimists dismissing the claims but then slowly start coming around to believing them. It was pretty ugly business.

I bought two townhouses OTP and did reasonably well. They were the last batch so I had a chance to see the other buildings from the developers and I was happy with the finished prodcut. The area was good and the type of dwelling was right.

I’m not sure what that question has to do with investing in car parks nor do I understand why you’ve chosen to ask a personal question.

I believe it’s the latter, sell price – valuation before renting out, as long as you sell it within 6 years of when it becomes an IP. After 6 years the calculation is based on sale – purchase. At least that’s how I read it. Others here might be more sure.

Are there any outgoings ? You can quite easily find a 6% return in Banks so it might be a close call.

Also, am I right that you are not able to finance Car Parks ? So you can’t gear them like you could with stocks and a margin loan.

Does anyone know why the banks won’t finance car parking ?
