Do private lenders offer the same 30 years tenure for investment property loans? And also, does any of them provide 100% LTV?

Also, can overseas family members be included as beneficiaries in a trust? In such a case, if any part of profit earned in Australia is passed on to them (into their overseas bank account), would Australian income tax laws apply? Or would it be taxed at their home country?

I have a question related to the trust set up. Is it possible for me (assuming I am the director of the trust company) to appoint my minor child as a beneiciary of the trust? Or should I wait till he turns 18 to have him included?
