									<content:encoded><![CDATA[<p>I&#039;ve looked at homebush west but was put off by the large numbers of units in the area &#8211; might make it hard to sell as there&#039;s generally lots of others selling at the same time.you need to live in it for 6 months to claim the FHOG, but when you turn it into an IP make sure you get a depreciation schedule done to maximise cashflow.</p>
