I have purchased an off the plan 2 years ago and settlement is coming soon. Does anyone have experience if it is a good idea to pay and get a property inspection done before settlement? If yes, then how much will I need to spend and what types of inspection is needed? Any recommendations?

If I am on a high income tax bracket (40%), is there any other ways to reduce my tax significantly except for buying negative gearing properties?

My colleague referred me to https://www.loans.com.au/home who is currently offering a 4% low mortgage rate with an offset account as well. I got my loan pre-approved with Aussie mortgage for 4.6% Dec last year but I am thinking switching to http://www.loans.com.au because they offered such a low mortgage rate. Does anyone have any experience on this?

what are the cons and pros between investing in an off the plan vs renovating a 30 years old property? which is a better investment strategy?
