Apparently Aussie have pretty good training, they can also supply leads which would be of assistance to you starting out. On the downside they pay less than if you use most other aggregators and if you leave you lose your trail. What you have to work out is whether you are going to be good at bringing in clients or if you will need assistance with…[Read more]

  • APerry replied to the topic “Developer friendly” councils in the greater Melbourne area in the forum Help Needed! 18 years, 2 months ago

Anyone contemplating a development should budget for 12 months for planning approval. If you do this you are able to take the decision out of councils hands, should they be unreasonable. You will find it very difficult to find a council that is truelly developer friendly, and even if you manage to get an application through smoothly (which is…[Read more]

  • APerry replied to the topic Maximising borrowings using structures in the forum Finance 18 years, 2 months ago

Hi All,How loans within different structures are treated is heavily dependent on the type of loans and the section of the bank you are using. If you are just buying low yielding residential properties then it is clear that each of the loans should be treated, for servicing purposes, the same as if they are all in your personal name as there is a…[Read more]

  • APerry replied to the topic Which way to go “Loans”? in the forum Finance 18 years, 2 months ago

Hi Blacknblue,Sorry for taking so long to get back to you. You should have no trouble lending more money as you have heaps of equity, your problem is with the way you are structuring your loans. Stop using LOC's for everything, use construction loans for building and keep everything seperate. It's also a good idea to use a seperate structure for…[Read more]

  • APerry replied to the topic Which way to go “Loans”? in the forum Finance 18 years, 2 months ago

Hi Blacknblue,Without knowing the nature and value of the commercial properties and developments it is difficult to give difinitive advice. However, generally you should keep each commercial property and development within a seperate legal entity. If you have residential property crossed in, then you should only use this as a temporary solution. T…[Read more]

  • This product isn't new, First Permanent have been doing 106% loans for quite a while. It's quite a good product, but in most cases you can get the same amount of money other ways and cheaper.

  • Hi Julian,I can put you in contact with a developer in Curra if you are interested. His development is just about to have titles released so your timing is pretty good. He is also a long time member of this forum if this means anything. RegardsAlistair

You've done the course, please tell us what it entitles you to do.

  • APerry replied to the topic your favourite lender and why in the forum Finance 18 years, 3 months ago

Hi Carlin,No lender is going to give you their servicing calculator, so how do you propose working out which lender/combination of lenders will be best for you? "but as you say, Richard, it's hard to find one that's investor orientated, doesn't have a problem with Trusts (not that we have a Trust – explored that one and didn't seem worth the…[Read more]

My understanding is that this qualification does not currently entitle you to do anything. A Real Estate Agents license allows you to give advice on property investment and receive comissions on sales soi I can't see the point of this course. Please correct me if I'm wrong.RegardsAlistair

  • APerry replied to the topic Capitalising Interest ? in the forum Finance 18 years, 3 months ago

It's not that cut and dry Dave. Hence the ATO won't make private rulings on products such as the cashflow mortgage. Anyone thinking of using capitalised interest needs to consult their accountant on their specific situation.RegardsAlistair

  • APerry replied to the topic your favourite lender and why in the forum Finance 18 years, 3 months ago

Hi Carlin,There is no problem with choosing not to use a broker, but your reasoning is floored. Most non bank lenders get their funds from the same source. Hence there is no real difference between products and especially not lending policies. A good example is Virgin Money, which is a cut down, rebadged Mac Bank product, Virgin Money loan…[Read more]

What do you have against brokers?

  • APerry replied to the topic Capitalising Interest ? in the forum Finance 18 years, 3 months ago

The circomstances for cash flow loan is an advantage is where liquid funds are tight.  Cash flow loans allow for reduced contribution and provide some gearing advantage by adding further interest capitalisation for legitimate tax claims.  The disadvantage compared to Terry's proposal is that cash flow loans do not allow for a starting LVR higher t…[Read more]

  • APerry replied to the topic Business Finance!! – Problems? in the forum Finance 18 years, 3 months ago

Hi Adam,Do you needd to raise the funds personlly, or can it be through the business. If you can raise it through the business there are a large number of different sorts of loan that might suit you. In terms of LVRT agains tthe purchase of another business, typically you can borrow 50% of the amount, but the actual LVR would be heavily d…[Read more]

  • APerry replied to the topic IS the R.E.S.U.L.T.S program REALLY worth it? in the forum Help Needed! 18 years, 3 months ago

I have worked with a number of people in the results program. As in any group there is a great mix of experience between individuals, and a lot of very different projects being entered into. I can say that I would consider the vast majority of projects that I have seen to be of at least good quality, and some have been exceptional. As a group,…[Read more]

  • APerry replied to the topic Mortgage Brokers in the forum Finance 18 years, 3 months ago

"They do offer greater flexibility in many cases as they don't suffer from the beaurocratic straight jacket that the big banks often operate under"Hi Steven,I'll be the first to admit that I know nothing about your business and you might be great. But generally with small secuitised lenders the funds come from one of very few wholesale funders,…[Read more]

  • APerry replied to the topic Line Of Credit – split loan in the forum Finance 18 years, 3 months ago

Hi Matt,If you use a LOC for this you will be sorry later, you will want to purchase a PPOR or use your money for some other non deductable purchase in future and it is far more tax effective to place as much cash as possible into these purchases. If you use a loan with a 100% offset then any additional funds placed into the offset account reduced…[Read more]
