Banks get their money from basically four sources:1. Long term Wholesale Funding2. Short term wholesale funding3. Deposits4. SecuritisationSecuritisation is gone for all intents and purposes. Deposits are self explanitory. Wholeale funding comes from other financial institutions both domestically and internationally. Prior to the financial crisis…[Read more]

  • APerry replied to the topic Advantages of a Mortgage broker? in the forum Help Needed! 15 years, 1 month ago

Well stated Richard. If you reduce the role of the broker to simply processing a loan you are no better or worse off than doing things yourself. If you want a comparison of products it is easier to use a broker and won't cost you anything. If you want advice on how to structure your loans effectively and what types of property and startegies are…[Read more]

As I stated, I don't know anything about the company or what they are doing, and i subsequently don't have an opinion on them. I just wanted to state for the record that I am not the Alistair that works there. I did this because if people search this forum they will come up with multiple posts by me talking about US property and i don't want to be…[Read more]

Hi Aussie Fly,I agree with your previous post. The person you are dealing with needs to be knowledgable about the product. At the end of the day he is more or less a saleman selling a service. I am dealing with Alistair and Tony who both have full understanding of the service and market in the US. It looks to me like you got the new…[Read more]

  • APerry replied to the topic Town Planner – Darebin VIC wanted in the forum Help Needed! 15 years, 2 months ago

Hi Joe,You are unlikely to get a town planner to help you select a block, its not their job. It's pointless anyway, unless you have a design ready to show them. If you want everything done for you you really should get yourself a buyers agent.RegardsAlistair

  • APerry replied to the topic Anyone dealt with CashFlow Capitol before? in the forum General Property 15 years, 2 months ago

Hi, I do some work with Cashflow Capital and know the people there well. They act as both buyers agents and also have some exclusive stock from developers. They are unlikely to tell you where the cash flow properties are unless you are a paying client, and even then I think you will find they will be able to locate superior deals in those areas…[Read more]

Update on Planning Permit:We got the planning permit but no stamped plans because the permit has several conditions. • APerry replied to the topic Mark Rolton – Massland University DVD HOME STUDY KIT in the forum Creative Investing 15 years, 2 months ago

Success with this sort of strategy largely relies on you knowing more than the owner as to what you can do with the property. That is you need to have a rudimentry understanding of town planning and access to an authority in the area. I have watched Mark Roltan speak, and he is a very good presenter, but some of the things I have heard him claim t…[Read more]

  • APerry replied to the topic Getting Finance for a 6 Unit Development in the forum Finance 15 years, 2 months ago

Hi KindofNew,The comments by Banker are true in terms of dealing with Banks. However, depending on the geographic location you may be able to do this outside of the banking sector. There are a number of mortgage funds around the country that specialise in smaller developments such as yours and will provide you with significantly more money and…[Read more]

Sitting on the sideling and doing nothing is betting that prices will drop. This is a bet that has failed year after year after year. Overseas economists claiming our property market is overpriced and using international comparisons is nothing new, but they fail to factor in things such the enourmous number of houses that are in slums in the US…[Read more]

You should budget for at least 12 months. You might get it through as quickly as 3 months, but you would be silly to expect that.

Altering the UGB is just one step and doesn't mean that all the land that is affected will be rezoned. Councillors still have significant power to stop land from being rezoned and to influence density, they also seem to be generally anti development, while the current State Government has a disinclination to do anything, so don't expect a rush of…[Read more]

  • APerry replied to the topic Pre Sales for a Unit Development in the forum Finance 15 years, 6 months ago

There are a few non banks around still who will fund small developments with no or at least very minor presalae requirements. Three units, if there is a good margin would be very easy to do with no presales, with 6 units and a strong application 1 presale would be enough to go to about 65% GRV and 2 would get you to 70%.RegardsAlistair
