    Promise the earth, have great testemonials blah blah blah.  Interest rates get jacked up, LVR's go down, up front fees disappear.

    Get yourself an exit plan. You sound like you can’t emotionally keep doing what you are now long term, so that sets the scene.

    How long can you (& family) keep doing what you are doing? 1 month, 6 months, 1 year, 2 years?

    When you decide that it should make the following decisions easier as you will be working towards an exit date. What will you need to sell (if anything) to keep yourself afloat by the end date?

    May take longer to achieve goals but you seem to have a good platform already.

    Until Tuesday we had a 2004 Jeep Grand Cherokee Limited, but it has now sold.

    I also have a “toy” which is an HX Sandman ute :-))

    We have sold nearly all of our property in the last 6 months – the 2nd last one was listed a few days ago and we’ll probably keep the last one for a while longer yet.

    Residential Property isn’t as interesting or stimulating as it used to be for us, and being a landlord is over-rated for mine. I’ve never been into CF+ for the sake of it – quality over quantity.

    So we look like having a pile of cash and are investigating a business and a medium sized subdivision of around 30 acres.

    SOunds pretty standard for Tas now. Around 5% seems to be common, maybe 7% if you look have some luck.

    You will get sweet FA respect for a diploma in business if you are trying for a corporate job. If you do it for skills for your own business then maybe.

    Those courses you mentioned just sound like the basics for very junior staff. Just not seeing value in the corporate world.

    Very true – and they’re actually apes wearing human costumes, and secretly running all the banks using Nazi gold, to keep me poor.

    I think they’re listening to my thoughts, but luckily I’m wearing my aluminium foil hat to block their fiendish devices and death rays.

    Diploma’s are fairly low on the prestige factor – right up there with certificates. You may be better off biting the bullet and doing a Bach of Business.

    Being enrolled is quite often as good as having it finished. It’s more about the ability to undertake the work and learning new ways to approach things than the grade.

    With a population of 340 million and at least 100 million dwellings across the country surely Steve buying 30 doesn’t harm your chances that badly.

    Ask Westan or Quiggles to find you some deals – both seem like good people and will help you out for a very small fee in the big scheme of things.

    We did a similar thing but we purchased 3 blocks which we appear to have sold.

    If agents know they have multiple offers coming they may present them together. Not really a big deal. If I was the vendor I wouldn’t take you seriously offering a $100 deposit.

    There was a rally in Brisbane Friday afternoon to protest her imprisonment and demand action. 21 media representatives were in attendance – 6 protesters turned up.

    Perhaps there is a new cause in town we haven’t heard about yet.

    Hi guys – looking at the lists of mods for each forum there are very few who are still regularly here.

    Perhaps you could ask admin to recruit a few more, as it’s a bit much to expect Simon and Cath to do it all.
