    Our friends' house went under contract after 15 hours on RE.com.au – week before last.  For the asking price & it was a good price…

    Everything is for a fee isn't it?!!!  This website is also a big ad for products which we can take up or not – clearly just like bendbanks post with his details showing his website – no harm in that & I see loads of people on this forum doing the same thing.  But a good thread just the same, raising some valid points which I've learned from already – eg reflecting on our situation we could have – should have – been more questioning of our agents actions regarding our IP.  Will be in the future!

    bendbanks can you detail how the property manager would be liable for any damages & money owed?  We are in Qld & our property management contract clearly stated the landlord's agent isn't responsible for anything that goes wrong in a tenancy.   I'm really interested in getting as much knowledge as I can re this issue.

    Hi Bendbanks,
    I'm unclear about what you are saying?  Did these clients have a property manager or self-manage their IP?  What do you mean by investing sometime in their management?

    Maybe you can help with my questions re  what recourse do investors have when they do have a contract with a property management service & the property is damaged, rent unpaid & then the prop manager "loses" the bond refund paperwork "in the post" & doesn't respond to written requests to resolve issues – go through the legal process & spend even more money? – & don't even start me on insurance companies worming their way out of paying claims!!!  I would say we have had a bad run with property management services & find it very difficult to believe much of what any of them say at this point.  Self managing IP's has it's downsides of course, but our experience says using a property management service isn't all that much better.

    (More than happy to provide the list of damages to our IP that the property manager "didn't notice" at the most recent inspection (3 mths before the tenants vacated) to anyone that's interested – it's a good read & goes on for 3 pages….)

    We're trying to learn from this debacle & will be scrutinizing the work of any property manager very closesly in the future – but it does appear to me that property management contracts are incredibly favoured towards the property management not being responsible for anything – which doesn't leave you with much recourse when things go wrong.

    You're very unlikely to get jobs advertised as gender specific unless there's a nice little disclaimer attached!!!  All I can suggest to people  looking at these options will sound very similar to the motivational stuff re making money/financial security strategies you see all over this forum & other places – if you want it badly enough you'll make it happen.  Keep motivated to move forward!!!

    Keep at it – have you registered with a mining specific recruitment agency?  I'm not in recruitment & just talkingabout our personal experiences so don't really have any answers for your situation.  Hope the above link is useful to you.

    We were able to find childcare fairly easily – but  we were also able to live in Perth Metro & hubby travelled to work from there.  When we were looking into Karratha I was able to find info re the childcare centre from the council website.  The difficulty in getting the kids into childcare (plus a few other things….) was one of the reasons we didn't take up the offer to go to Karratha.  Maybe Thrillhill can help as they are in one of the remote areas (no babies by the sounds of it! but might know what the situation re childcare is like?)

    Oh, the Ekka!!!  We'll just miss that  –   It is soooo much fun – but yes, cold windy days means the Ekka is on it's way to Brissy – what is it this year – a flying pig or something even stranger???

    Perth for past 2 years – heading back to Brisbane in coming weeks.  Will have to get used to sunny days again (& no rain…)

    No rail line at Beachmere – I think  there is  a bus connection to the train station at Caboolture (Bribie Is – Caboolture bus service I think?).  I guess it would depend on the pay off between affordable beachside living vs trains & ease of transport (similar to Redcliffe area – no train line but still very liveable area & attractive to young families).  Just my thoughts!

    From our experience, there's a multitude of employment opportunities within the mines/construction industry in Australia now – not just WA by any means. Specifically relating to the mines in WA the opportunities for work from engineering right through trades,to driving 777's  – those massive trucks (the mines apparently love women drivers as they are nicer to the trucks!!!! – see we do make better drivers!) to admin, cooks etc etc….  get on careerone web site & do a search for construction or mining industry & see what comes up.  Recruitment agencies have specific sections for mines/construction industry now. 

    For my opinion – I think short-term this sort of work is a fantastic opportunity – but it's really difficult – both in time away from loved ones & the tough conditions on-site (living in a donga in the middle of nowhere can't be all that spectacular).  Money-wise, obviously the more remote locations come with the higher income. (try Google Earth for Newman, Goldfields, Mt Henry all in WA) & you'll see what I mean about remote locations!!) 

    I've spoken to couples who are working on the same FIFO roster & are doing 2 years to pay out their mortgages & build a cash pool & then returning home in a fantastic financial position.
    I've also spoken with others who say no amount of money is worth missing their child's birthday or school event – I guess it's up to the individual & their partners to decide what their sacrifice threshold is for the return of financial security (eg my husband won't be going to the middle east to take up the opportunities in the construction industry over there… but others will).

    I would recommend people look into FIFO into WA rather than moving over here from the east coast – rents in Perth are out of control & companies are starting do FIFO from east coast now from what we've heard.  Other states with mines such as Qld & SA will also have loads of opportunities. 

    Hope this info re our experiences have been useful/helpful to others.

    Check out the Caboolture City Council web page re the redevelopment of the foreshore at Beachmere – that's even closer than the Sunny Coast from Burpengary & looks like it will be a lovely community area soon.  Those types of community areas will be an added attration to surrounding suburbs like Burpengary also.

    Original boards won't always have uniformity in colour – could be an added selling point being the original boards?  it's often the character you referred to that buyers are looking for.  Guess it's really up to you.  With regards to renting the property – check with the property manager/agent re whether you can add a special clause in re having the floors professionally buffed on vacating the property (similar to having the carpets professionally cleaned).   I'm not sure how that will be taken by prospective tennants but it's one thing we'll be looking into in future IP's.

    Hi TA,
    Taking the opportunity to increase your income now & drastically reduce your debt would be something I would seriously urge you to consider!  FIFO (fly in fly out) opportunities are available for all sorts of jobs all over the country.  
     
    We moved our family from Qld to Perth 2 yrs ago as my hubby was able to double his income with the resources boom going on over here.  It's been one of the hardest things we have ever done personally – moving 2 kids from schools, friends & family, finding decent rental accomodation was a nightmare (we didn't find "decent" but settled for "liveable") …  but financially the benefits have been remarkable.  We have halved our mortgage in 2 years & can now plan our future with far greater financial security and possiblities than we ever thought open to us.

    We are returning to our Qld property in coming months but still see lots of opportunities to maintain higher incomes – FIFO opportunities are now available from most capital & larger regional cities to lots of mines.  Obviously the mining sector might not be for everyone, but it's worked a treat for us.  Just be prepared for it to be really tough going – if it was easy everyone would be doing it.  (& the high income isn't just due to shortage of workers but also the crappy conditions & leaving your family for weeks at a time)  We did find some negativity directed at us re the decision but found that was more about their circumstances than our decisions which we felt were good for our family.  The resources boom will come to an end eventually & our plan is to be financially secure well before that happens.

    Wizard in Maddington Ph: 94930000.
    We were looking at our options re investment loans & met with Damon from the Wizard office in Maddington – came to our home & spent over an hour & half of his time going through options & strategies – to assist us to better understand our options, even though he knew we were likely to not be getting a loan with him (or any other lender) at that point.

    Thanks for your comments Opportunity in everything. 
    The first Real Estate Agency we used for managing this property was long established in the area & who we bought the property through, so we thought we were on our way to developing a working relationship with them, but that didn't quite work out that way!  Thanks for the offer of referral which I will take you up on when we return to Brisbane.
