    Hi Kum,
    Just wondering…are you suggesting 26 months for subdivision and building?? Or once you have done all the subdividing & got your planning permits approved. Once thats done, how long to allow for building ie a duplex (2) townhouses?

    Its in Queensland however I would be so fgreatful if you gave me a brief rundown even on how to do it in VIC (Im from VIC too) [cap]

    ok so say I put an offer in for this property subject to DA…..in rough point form what would be the order of steps i would need to take beginning from purchase through to say the process being successfully approved? could u please include in this which professionals/consultants i should be consulting(by this i dont mean specific people….rather ie town planner/architect/builder)….? thanx heaps for the responses already posted

    DA? I gather you mean get a building permit after purchase? in either case whether I do it now or further down the track I have to learn somehow…

    Thanx for your advice Dr X. Like you said the biggest risk is whether or not the property will let out if the current tenant should close or move his business, and thats what Im trying to weigh I guess. Its actually a buchers shop and the only one in town so Im thinking it may be safe, although as you said its probably best to talk to the owner (which I havent been able to get a hold of!)     Hey waz wrong with 22 huh? I happen to be the same age and within the last year or so have taken a great interest in investing in real estate.[cap] Jack if you can get a hold of any material by John Fitzgerald ie 7 steps to wealth or any of his cd’s I highly recommend them as IV just recently listened to the one’s based on success, focus and accelerated wealth and they are just so awesome. Also see if you can get ur hands onto a report by Bill Zheng from INVESTORS DIRECT….think their website is http://www.investorsdirect.com.au i found it very helpful. Good luck

    LOLZ! @ brothel [biggrin]. i found the a b & c zoning refering to land in Rockhampton in Queensland. Thanks heaps 4 ur help
