    South Coast NSW? Love the area. All those roadworks, north and south of Nowra are just making the region closer to Sydney. There has been a bump up in prices I notice, Nowra, Ulladulla and Batemans Bay plus other

    offer to split the cost 50/50 perhaps? It will improve the quality of the property and the tenant can subsidise the enhancements

    I have two grandfathers that were bank managers, my dad was a bank manager, my mum worked in the bank, so did a sister-in-law.
    But from my experience, it’s use a broker every time.
    I have a good relationship with Michael and George at http://www.alphamortgagemanagers.com.au
    My nephew has another in North Sydney that he can relate to.

    Plus a strategy to reduce risk – it to spread different loans with different lenders. Which a broker can do.
    All loans and all security with one bank? No thank you.

    No. But I do have experience moving a telegraph pole for a driveway in Sydney. Long, long, long process, similar to DA process, with requirements for certified designers, Council approval and certified contractors, 9 month process, with more than 20 stages.

    Hi Scott – the plan is to negotiate a lease with a tenant – build it to their finish specs – and keep it as a going concern. There is a screaming big billboard on the highway and a listing on allhomes.

    interesting formula to arrive at a final figure – I punched the numbers in excel and got a different number.
    3433 x 1.2 x .85% (efficiency) /90sqm x 197,000 per unit = 1,500,000

    If you are not sure on the value – and you do want to sell – why not invest in a professional valuation?

    Wow! Lots of good advice in the above posts. I would agree with all the sentiments. Only thing i would add is – write a Business Plan – in this instance a Commercial Property Business Plan – with a whole bunch of specifics. On the advice of Steve McNight – I did – and i found the process gave me tremendous focus for the journey.
