    You can also join ABR or RPData and get the figures online.  Well worth the $$

    The only thing I agree with is "Yes"  that I'm over the reno TV shows but as for doing a reno there's nothing like it!! 
    We've renovated heaps of houses, kids & dogs in tow, so it becomes a family affair.  Kids just love to smash things so throw them a crow bar and step back.  By day I work as an Accountant ….dressed in skirts, makeup & high heals, but on weekends out come the T-boots & overalls and I'm off.  Nothing beats the smell of paint fumes and turps!!

    A joint venture is a legal agreement between two or more parties that come together to generate profit. Generally, each party contributes something of value – perhaps assets, cash or knowledge – in return for a share of the net profit.

    A joint venture is not a partnership, but a separate legal arrangement. Each joint venture is very unique and so the agreement must be sufficiently detailed and issues it should cover include:

    • Purpose of the joint venture
    • Each party’s role and responsibilities
    • Initial and ongoing contributions that each party makes
    • Share of ownership and profit/income
    • Appointment of Manager, detailing duties and obligations
    • Duration, ie a set project or ongoing.
    • Dispute resolution
    • Sale of Interest.

    I'd suggest you draft an agreement covering these points then take it to a Solictor to prepare.

    Perhaps you could also consider a removal house?  Its a lot of work if you like to renovate but cheaper than a kit home.

    Hi JTW,

    You're game…I don't think we could go through this again with vacant land.  We have others on the go with existing houses which helps with the cashflow, but as all the costs are capitalised on the vacant land its been a huge financial strain. 
    Will keep this thread going until we have the plans in our hands!!

    Just keeping you all up to date we have reached an agreement today with Council that the end of the road will be squared off but will contain the new "T" turn.  This will mean the surveyor will be needed back on site to peg it out again but its better than a rounded culdesac which would cut off any further development.  We'll be retaining 7 acres for our new home but in years to come we at least have the option to develop the site further. 

    …Thank you Jon for your comments.  I do acknowledge that we are not alone in our frustration, but the purpose of the post is for those that perhaps think that subdivision is a quick and easy $$$.  Think again!!!

    I think my dogs went out in sympathy with you as we now have 10 new little bundles of our own.  Sadly one is now orphaned so must be bottle fed every 2-3 hours.  Oh how I miss sleep!!

    Couldn't agree more Milly.
    More drama's yesterday now that the area is going to be road reserve Council has done another backflip wanting more land at the end of the Street so that they can build a 9m culdesac as per the original DA later if they choose!!  I'm furious about this as the Chief Engineer approved the "T" turn and allowed the Operational Works drawings through which supersedes the DA.  We havn't seen the end of this yet!!

    Wow thats terrific news.  I hope you can have at least a few weeks off "work" to enjoy your new bundle.  I imagine your youngest daughter is a "little mother" and just facinated with the new addition. 

    You'll be keeping John Howard happy anyway, isn't it one kid each and one for the country!  You'll need a bigger home now…..sounds like more renovating for you both.

    Its gone crazy in Ipswich lately, houses selling within days for full price and some buyers are offering more than the asking price.  You can still pick up a basic 3 bed for under $250K, but not for much longer at this rate!!

    I think you've been very brave making this thread and then keeping us all up to date.  Its not easy to admit when you've made a mistake but I'm sure you'll read the fine print next time!!

    Yes, if you're after property under $300K then look no further than Ipswich.  HUGE development is already underway with many more planned.  The Ipswich city council is eager to encourage industrial business to the area,  hence employment and people need a roof over their heads.  The area is coming off a very low base and you should be able to pick up an average older style  3 bed timber home for $220k – $240K, or a more modern brick veneer for under $280K.  The big colonials in Woodend, Eastern Heights and Denmark Hills start at $350K.

    Hmm not an easy one as I recall us looking at a property in a similar situation.  We were told that they can use telescope camera's to investigate any blockage, but of course if they need to dig it up then from what I understand you'll have to repair any damage they cause.
