    I agree with you. They accepted the condition of the property when they signed the lease.

    I assume they saw the place before they applied for it and before we offered them the place and before they said yes and moved in.

    I guess my question is at what point can we say "NO" we are not going to fix that or tidy that? At what point can we say this is the property "AS IS"

    I really appreciate any thoughts on this.

    Melbourne must be close to peak I'd say. The ABS data (released next week) should paint a clearer picture.
