    Rates and water are $800 p/q (so around $3200 per year) and body corp around $620 p/q ( so around $2500 per year).
    There’s a gate at the front in a secure complex and the complex is relatively new.. build around 2007 on fryar road. It has the Eagle Tavern and shopping centre across the road.. it’s on fryar road.

    Hi Original Sinner yep my thoughts too – currently my annual loss would be around $2500 however over time (as rents hopefully increase), it will break eevn and ultimately be positive cashflow and you are right I can afford to wait.

    Hi Originalsinner – I am buying for $199100 and getting $290 p/w. Tenant seems alright.
    Rates and strata altogether is around $5900 annually.
    What do you think are the capital gain prospects for the area of Eagleby?

    I would advise against buying reports unless there is a low fixed yearly cost to access a range of data.I tried RP data in the past and was extremely disappointed – they charged $70 for a useless report in one postcode location and when I told them I didn't get what I paid for, they said that's all they provide.Try http://www.onthehouse.com.au

    The agency could look for prior references on a property manager and esablish their track record of service etc.  Its may not always easy to ascertain I guess.But its the property manager (i.e. the individual) who probably makes the biggest difference at the end of the day.

    Hi Robbie,I would recommend Tamworth – I recently purchased there.  You will need to look around hard to find a good property at your pricepoint however somewhere around the Westdale area would be recommended, but try to find something in a "better part" of the area.Regards,Ajay
